Last week we took a long drive (1 hour) to see a '92 trailer that had so many animal feces on the floor, you could barely walk without stepping on it. The unit actually had hard wood floors in it, rare, and a shame. We left hurriedly as it was smoked in and DH just can't handle it. It was at the end of a dead end road in a remote section and it had been advertised on FB Marketplace, so a thin man with a thick accent was out in the yard as we came out.
It made me feel very uneasy, and even though I had a gun in my purse, the thought of having to use it gave me pause. We had to walk a ways to get back to our car so I told DH I was sorry for getting us into a possible risky situation. BTW, it was a "free" unit. It had to be moved quickly and I couldn't get either person I contacted to even get back with me. It was a deal for someone and it went quick even in the condition it was in. --216.126.xx.xxx |

Pat,
There are deals out there. For a while there was a log jam but it is starting to break free. People died each and every day so look at probate properties. People get sick each and every day - so Medicare liens occur each and every day. People get divorced each and every day so look for that niche. People change jobs and and change locations. People trying to kick a drug habit will need to relocate and sell a house - there are lots of niches for you to follow.
With AI getting easier and easier to use, more and more people will be following these leads too. I like out of area landlords to get sub to deals now a days. --24.101.xxx.xxx |

Zero, when I took my concealed permit class, the instructor made a point of saying that an armed person/holster carry would be the first target of a gunman. Pat, an instructor of mine, who has since become a friend, worked homicide for the largest police force in Indiana.
Some of his classes involved showing video or describing what happened in some pretty nasty cases.
In the vast majority of the cases off body carry lost out when the bad guy got involved.
I conceal carry constantly. When I go to the range I do not change anything out as I want to practice the same way that I carry.
My DW has stopped carrying on body. It bothers me. At least she (and you) are carrying. You just never know when you will have that extra half a second to get to the gun.
