Attending a Sherriff sale this Friday. I like bidding on estate properties as they are a tad bit more complicated and that shakes out the rookies from wanting to bid on them when the numbers look good.
So the estate that I will be bidding on shows the first name of the executrix as Aniece. I have to wonder though since this is an estate property and there are no children in line if it is Aniece or A Niece.
Either way, I smell money and I believe the bank will be making some extra money too on this place since. The debt ratio is down to 3-4% to ARV. For those of you who insist that there are no deals out there, I would ask why are you trying to find them by buying full retail.

It's her name. Executrix are appointed via the verbige in the will and that would require a specific name, not a generic relationship. Even if the will was vague, once she filed for Letters, it would have been her legal name.
Be sure to check the Petition for Letters to see what other assets there are/were. It's not necessarily accurate but was supposed to be a good "estimate" when they filed. You don't want inheritance tax issues.
Also, even though it shouldn't technically matter, I'd want to know how many other potential heirs there are. --98.237.xxx.xx |

Of course it depends on your jurisdiction, but there is a possibility that the probate records for the county of the property are available if not on-line then at the actual Hall or Records.
