Looked at a single family today, i am buying it $26000 with $6000 down balance at 7.5% for 10 years, that is what the seller offered me and it was good enough i took it as is.I expect to get $1200-$1400 month with tenant paying utilities, water and mow lawn and shovel sidewalk.Thing is there is probably 5- 30 yard dumpsters of junk in the house and a condemnation notice on the door due to so much stuff on porch and driveway, i can call the building inspector tomorrow and at least let him know i will be buying it.Landlady sold it to someone at a higher price than i would have paid and is now taking it back because the owner refuses to deal with it.lately i am finding houses so full of junk it is waist deep and i cant even walk through them. plenty- the first dumpster will only clean up the driveway, yard and porch.
GKARL- these deals are available everywhere but hard to find because they are not on the MLS they have to be found and i have to show the seller what we can do and they generally go for it because they are more interested in solving there problem than profiting, i happen to know the seller wants monthly income because she is my wifes cousin and sold a bunch of houses to her tenants and inexperienced landlords at higher prices than i am willing to pay and just thought all the payments would just roll in for her retirement.I passed on all her houses 2 years ago and told my wife she will be selling them to me in a couple years when her buyers start losing them and here we are 2 years later.I finally have found 2 competent managers so i dont have to manage them myself so this will produce an income monthly i can use to pay bills rather than relying on flips entirely.Also it would not produce enough of a profit to meet my requirements to flip it.GKARL-What city do you look for houses to buy in?I want to try something --45.55.xxx.xxx |

I recently bought an estate sale home (owner died) that was not as full as yours. I let some flea market / metal scrappers in first. They took A BUNCH of stuff out.
Also called the local not for profit thrift shop to do pick up and got a fat receipt for a donation. Their crew carried stuff out of the house.
These 2 steps cut the load in half.

Scrap metal is worth something where if have a pick up can get something. Look at what donated to charities. Furniture, clothes. If the appliances are old than scrap metal. Once clean out then can start renovation process. --216.110.xxx.xxx |
