The tenants’ last day of occupancy is tomorrow (9/30). They have some furniture items at the curb, with the label “Free” taped to them. There is no sidewalk so these items are on my property (grass). What are my options if no one comes by to take these free items? Are they considered abandoned? Am I within my rights to call a junk hauler and charge that against their security deposits? Thanks!!

I actually got lucky on one move our a few turnovers ago. A guy left a bunch of brand new heavy duty boxes, a new vaccuum and huge roll of bubble wrap. Charged him for removal. But it didn’t go to my dumpster, it went to my shop. Hahaha --24.152.xxx.xx |

People leaving stuff behind - sometimes they like to say they thought the next tenant would want it - was the reason there is a clause in my lease that they can't leave ANYTHING behind, not even cleaning products or tools. I specifically say, "No one wants your stuff! Throw it away if you don't want it!" and if they leave stuff for trash pick-up that doesn't get picked up, we will charge them for it.
So now I don't get good stuff like NE anymore but since 99% of what tenants would leave behind was crap, I don't care. --173.28.xx.xxx |

Be sure to get a photo of the FREE sign to prove he did not want the items - to you can toss them.
Me? I'd be texting him NOW to remind him "we charge $75 per hour plus mileage and dump fees for anything remaining. Junk man has a 2 hour minimum."
Waiting until he is out is too late. People don't come back to clean up.
Manage the move OUT as closely as you manage a move IN.
