Given that, unlike a W2 job, you can directly affect how much you pay in taxes by how much you invest in your business - and I'd rather benefit our business, our tenants and the local economy over the federal government - to that end, what is your favorite end of year purchase?
We don't want to become a warehouse for excess BigBox goods, because they WILL get lost, but larger, bigger ticket items actually worth pre-purchasing and storing? --173.28.xx.xxx |

Good question.
I prefer something that can be used on a regular basis to create extra cash flow instead of something that sits in storage until you need it.
A scrap trailer or a dump trailer comes to mind.
It's always good to have a second or third business that you keep some workers busy making you money using the equipment you get.
Perhaps:
A clean out service for other landlords.
Demolition company.
Lawn mowing business.
And so on. Get others working and make money off them.You don't have to do it all yourself. Get someone to run those businesses for you. --97.85.x.xx |

Upgrade office equipment like computers, printers, nice desk
Upgrade phones, Apple/Garmin watches as business tools.
New truck over 6000 pounds for a full year write off. (IRS 179??)
Richard's trash trailer or dump trailer or box trailer (they keep their value). I have several.
Prepay property taxes.
Buy gift cards to pay helpers later. (get Kroger gas points!)
Stock up on toner, office supplies, postage, window AC, paint, flooring, ceiling fans, appliances.
Hire a cleaning lady for your "home" office.
Granite for the rentals -granite does not get scortched from hot pans or cigarettes.
Replace roofs.
Go ahead and hire the expensive contractor = the improvements will last forever, make the homes easier to rent as we all get older, and not stress DH.
BRAD
Upgrade the homes - flooring, new kitchens, bath remodels - pre-buy so the materials are ready to install.
Or buy another one. I do that and let it sit.
