We require all deposits and rents be paid through the Resident Portal in Buildium online, which is great.

At end of lease, we have the option of sending the Deposit from the trust account using the bank's Bill Pay service, which works but takes a while and there is always the USPS issues.

I much prefer using Zelle. It's fast, secure and gives you multiple proofs of both sending and delivery.

This is one thing I'm old school on. I always send a check with the accounting. I readily adopt technology on everything else besides this --172.56.xxx.xx

I not only do a check but I also send that check to the last known address if they don't give me a forwarding address. The kicker - I send it certified.

Sending it certified has netted me four figures in any given year. There are folks out there who do not follow directions completely and know it. Do they expect that left over $200 to be returned back to them? So maybe I am under the market for move out cost. My move out cost sheet does scare some folks --24.101.xxx.xxx
