I keep hearing that the rate cuts will make it easier for all these renters being victimized by us LLs.

This amuses me.

I have high end rentals in nice neighborhoods(A class) and I have overimproved properties in inner city ( C class). Nothing in between. Everyone has the same ridiculous screening criteria- 725 credit score, 3X income, good references, no pets, no smokers. They are all paying under market because it is hard to catch a unicorn. The amusing thing is that , even though they are all credit worthy high earners, the C building tenants will be the ones to buy homes. They will buy them in the same area they live now or better because they are smarter . They can afford the higher end rentals but choose to live within their means. The A rental tenants won’t buy because no matter how much they make they can’t ever afford their version of their dream home. It’s happened like this every time the market gets buyer friendly.

Could it be that the A renters don't want to own?

While I do not have any in that class I do have a few tenants that are want to keep renting because home ownership is too much drama for them.

I’ll take class B & C tenants in B & C neighborhoods and house any day over class A anything. Class A tenants, especially the wanna-be class A tenants are PITA’s. --174.249.xx.xxx
