I've had ads on zillow, zumper, and apartments websites for weeks. One rented apt, one still available. Inquiries have dried up. I'v I delete these, how long should I wait to resubmit them so they are at the forefront of the listings in my area?

I had a nicer property that I couldn't rent for way too long and so I finally decided to sell it this spring. I had another property that it took me 3 1/2 months to get rented. I am trying to rent another property and hopefully will have it rented in under 2 months.

The tenant pool has been fairly poor. I did lower my rent on the last 2 properties to about 80-85% of the Zillow rental rates which have brought a few more quality tenants. --23.245.xxx.xx

At a time when we had that problem, I completely changed the ad. New pics and verbage, reposted right away and got a slew of interested prospects who appeared qualified. From those, I selected a really good tenant who stayed 2 years. Used same ad when she left and got a few interested. From that I selected the current tenant. I don't put the address in my ads for safety reasons, just describe the positives of the area. --75.11.xx.xx

I am sensing that this is another case of folks hunkering down ad waiting for the election.

Now I can't forecast who will win, but I can tell you that there is a strong possibility that Main Street will lose.

So to help you out Tony WMH, and Gene: I have found having more than one unit available open to give the Pre-Qualified leads to choose from helps. It it normal to get multiple bids on a contract, so the way I see it if I provide two of say three choices, then my odds go up. So what to do if you don't have a second unit to show? Team up with another landlord that a single place available.

The other thing I do to help brace the folks that I pre screen, I send them a copy of the 2024 HUD report that outlines what the various zip codes average rent is. I am not sure exactly where HUD gets these numbers but I think that AirBnB units are also factoring into these numbers. So my place suddenly looks a great deal better than what an average unit goes for.

I was given notice this week by a good tenant.

Changed the website to show pics and say coming soon.

Hopefully I do not share in the same poor results as others have.

Considered putting the place on Zillow as coming soon, but I am not sure how to even do that. --154.47.xx.xxx

I pay for zillow which keeps my ad up near the top, but it does show how many days listed and that itself can be a drag. --172.59.xxx.xxx
