I have a multi apt building with one boiler, I would like to raise the rent in that one unit to the sect 8 fair market value table for this county,, but wondered if anyone had housing give any extra for providing heat to a unit.? This one apt is a large 3 bedroom and 2500 square feet in a colder than average are in the mountains .The heating cost is pretty high, --73.126.xx.xxx |

Yes they do but it is a number off of a chart, not the actual monthly average. I used to do these rent calculations for S8 in a previous life.

The FMR values that you are looking at for your county or city are typically the highest that they will pay for rent and utilities combined. If tenant pays any utilities, then the amount they will pay you for rent is reduced accordingly. If you the landlord pay all of the utilities, then you can ask for the FMR value that you see on the chart. At least that's how my Housing Authority operated. --107.141.xx.xxx |

Shoot the moon on your rent raise request. This pass year I've ask and was awarded some heavy rent increases. Surprised with increase everytime. They didn't even negotiate or lower my asking request. So go in higher than you want, can't get it if you do not ask. If there a space anywhere on the rent increase form write something like, the heat increase cost and property tax increase is increasing the expenses on this property. Your client have made it their home. Stability to this family is important and rather than pull this property from the program I'm requesting a rent increase. --172.59.x.xx |

Better to separate out heat where that is expensive as one time cost where install a wall mounted high efficiency gas boiler on wall then vent directly through the wall. Also install a Spiro vent air and dirt separator as high efficiency boilers are low mass which means flow is critical as only 3 to 4 litres of water. If they decide to bring rent control then are really in bad position if costs go up then allowed rent increases. Separate out the electricity as well as this is most abused utility. Upgrading windows and insulation will reduce heat transfer all year round. A indirect hot water can be installed with a gas boiler where the boiler will provide heat for indirect hot water tank as well. A indirect hot water can be smaller as the gas boiler puts out more heat than a direct fired hot water tank. Government owned apartment complexes are all inclusive where private are not very common. Private it is your money not other peoples money. If you spend $8,000 to $10,000 for conversion immediately the value of the rental property goes up along with easier to sell. High efficiency gas boilers work mainly in the condensing mode where the temperature of the exhaust gas you keep your hand there as the secondary heat exchanger extracts heat that would going up chimney. Separate out heat and electricity at the same time where from that point on you control and pay for use where when pay for a utility it belongs to them where they treat the utilities with respect where if the utility belongs to someone else then the consumption will go up along with the wear and tear on the HVAC will increase.
