I own a duplex and my son is my handyman for the property. The other day, he shows me a video of one of my tenants in the middle of a compromising act. This occurred outside the unit and was not taken by anyone involved with a building I own. I'm not going to go into detail as to what the tenant was doing, suffice it to say, it is disgusting and embarrassing on tenant's part but I don't think it's something I could reasonably evict for however. I am not sure what, if anything to do with this information. My son has suggested using this as leverage to increase their rent, keep security deposit, etc. Could something like that possibly get us into trouble? If you truly can't look at this person or do business with them anymore and you are POSITIVE your info is correct, terminate the lease as soon as you can. I know my Ts did some gross things but it didn't affect my business with them. I thought they were trashy and stupid though. We all have lines.
