Animals can cause a lot of damage.
I require ALL tenants to have renters' insurance.

v Animals are allowed on a case by case, rental by rental basis.
v Animal size, type, and number of animals are a possible disqualifier.
v We do not accept animals on the forbidden dog breed list (see below).
v Puppies and Non-Neutered / Non-Spayed animals are not allowed.
v No reptiles, fish, birds / fowl, cattle, horses, sheep, goats, pigs, or any other type animal.
v Tenant must possess equipment sufficient to clean up all feces on and off property.
v Duplexes are limited to 1 cat or 1 small dog. Homes are limited to 2 animals.
Non-Refundable Animal Registration Fee of $300
Additional Animal Rent of
$25 per animal per month for animals under 40 lbs
$50 per animal per month for animals over 40 lbs.
FORBIDDEN DOG BREEDS:
Akita Alaskan Malamute / Husky Bull Terrier
Cane Corso (Italian Mastiff) Chow Chow Doberman Pinscher

Or a mix of any of the above - List compiled from Center for Disease Control on dog breeds involved in dog-bite-related fatalities and is disallowed by our property insurance company
To have an animal be considered in your rental application, you must include the following:
1. Photo and name of the animal.
2. Recent medical letterhead from a local vet which includes:
a) If your animal is spayed or neutered
b) Up to date on vaccinations
c) Breed type and weight
To have an animal be considered in your rental application as a support animal, you must include the following with your filled-out application:
1. A written request for a support animal as a reasonable accommodation.
2. Evidence from your healthcare provider of a disability and that you have a disability-related need for an assistance animal.
Misrepresentation of support animals is a Class 3 misdemeanor (N.C.G.S.A. § 168-4.5)

I allow pets. I also enforce the forbidden animals list. never had a problem with damages in the 25 years I have rented houses. those who have pets have a hard time finding a place so I have found they are very careful. my mkt is no smoking & allow pets. So, I can & do charge higher than comps. I do not charge application fees for pets. that is nonsensical. however, as others have said, some applicants may try to pull the esa trick. not protected so not a concern. --166.198.xxx.x |

Around here in BLUE NYS, if you charge a pet rent, then the ESA crowd comes a 'knockin'. I just charge a one time exit fee and that's it.
I had one earlier that was completely bat guano crazy at age 36, completely on subsidization, bringing her mommy with her and two young kids in winter boots in the middle of summer.
She managed to find something wrong with her brand-new Ithaca/EPA/Navel Gazer approved building circa 2017. I knew she would have a cow over the slightest molecule of peeling paint. She never bothered filling out the application (PHEW!) She was "ESA this and ESA that." --64.246.xxx.xx |

May I suggest that no matter what you settle on charging that you require a home pet visit to where the pets live now and check out their disposition and the housekeeping of the exterior and interior. If it's bad then that what your house will look like if you let them all move in. If it's well kept and she'll pay your move in fees and pet rent then consider the opportunity. I allow 2 pets and do not accept cats. I'd be careful about chihuahuas. The owners tend to not be diligent about house breaking. They can be house trained like any other dog, but housetraining takes effort and chihuahua pees are tiny so it is easy to ignore them.
So do the in-home visit and check for pet smells and pee spots.
Chihuahuas can also be biters. Not all of them. Some are great little dogs, but others, not so well bred or so well raised can be little demons. That's part of the in-home visit, too. How do the dogs react to a stranger in their house? Are they friendly? Are they hostile? Do they lunge at you and threaten to bite? --76.178.xxx.xxx |

I LOVE pets! They bring in A LOT of extra money.
We market to animal owners. 65% have animals and 15% more WANT animals. That's 80% of applicants.
The 2 Minute In Home Visit before final approval is crucial for EVERY new lease and doubly crucial when animals are involved.
We have over 74 animals in our homes with ZERO damage or odor BECAUSE we visited the animals in their homes.
More important is the HUMAN who trains and controls the animals. The animals do what the HUMANS allow.
Carpet free rentals are a big part of that success.
We deny 20% of our pre-approved applicants because they fail the In Home. THOSE are the animals LLs tell stories about.
All the vet records in the world mean nothing to the behavior of the animal so we don't require them.
Our fees:
$150 Non0Refundable Animal Registration Fee per animal.
$35 per month per animal on the rent. (Never call it PET RENT or PET DEPOSIT because a judge can deny it. Just roll it into the rent.)
Do not be shy about animal fees. Mine are low compared to local apt complexes. Check the apt websites around your town.
Tiny dogs have tiny pee, so often the owner never knows the dog peed because it's just an ounce that soaks into the carpet and disappears.
I am tempted to take my blacklight on the next In Home with animals to check for urine.

We charge 25 per cat per month, 2 cat limit. Fish tanks, small birds (4" and less) and reptile tanks count as a pet too. No dogs or other pets. Make sure you do the current residence inspection too. That will tell you all you need to know. Best question I use at the end of our checklist:

Black light is available in flashlight form, and quite small. It would be easy to use one during the in-home inspection. People with pets are willing to do what it takes to get a rental that takes their pets so they would be unlikely to object.
