Starting January 01, 2025, any tenant making under $77,000 a year, or more for a family, will get Free Legal Aid to fight any eviction. A 25 million dollar fund was setup to start this new law by the City of Los Angeles.
In April 2024, tenant protections came to an end because the pandemic had been over for years. But from February 01, 2020 thru March 01, 2024 a landlord could NOT evict a tenant for Non-Payment of Rent!
So from April 01, 2024 to December 31, 2024 eviction could proceed. But, it takes around 7 months to 2 years to get a court date. I myself began evictions those tenant who refuse to move or pay rent. A total of around $630,000 in back rent was due.
To screw me over, each time I got to the point I proved fraud and lies by my tenant and their Free Legal Aid Attorney's, they the Judge and Housing would throw monkey into the pot and unless I paid the exiting tenants somewhere between $18,000 to $22,500 in "relocation funds", I'd be forced to pay $10,000 for a Jury Trial, $5000 to $12,000 in additional Legal fees for my attorney, and Re Model the property BEFORE the tenant was forced out. In other words, Spend $50,000 and take another year to evict or pay the Free Legal Aid attorney on behalf of my tenant an additional $18,000 in fraud fee's.
That was a nightmare, but after 2025 starts, my pain will triple. --173.205.xxx.xxx |

This is why I have sold all but one of my rentals and it is for sale. My money is now buying items I can use when life is a lot tougher. Increasing my off grid system, growing my own food, gating my drive, an excellent security system. This is why I bought and cultivated my farm 20 years ago....to be self sufficient. Once again the person who wins on election night will be overthrown as millions of mail in ballots and other "found" ballots come in over the following weeks until...SURPRISE!
Another epidemic is in the works, WWIII is being forced, as is the 2nd US Civil War. You may have to learn how to eat cat and dog. Back around 1996, at the bottom of the financial recession, I began to pick up deals for half the previous highs of the market. One such deal was an REO (Real Estate Owed by a Bank that had to Foreclose). Banks in those days were able ignore violation notices, not require to comply.
So before I close this purchase, I talked with Housing, Code Enforcement, Building & Safety and the Health Department. They all agreed to give me SIX (6) months to bring this property to current standards/codes. I closed escrow and the next week I received, from the previous 2 years, updated violations with a 30 day limit to comply -- trying to bankrupted me out of ownership.
So as a licensed contractor (B-General Building License, A-General, B-36 Plumbing, B-10 Electrical...cement, drywall, framing, low voltage, mold, lead, asbestos, surveying, drafting and more -- I knew a fight I couldn't win. So I defaulted in a loss. By not complying I got the property RED TAGGED and all tenants had to leave. I didn't have to life a finger. By doing nothing I won.
All I did was then put a 8 foot chain link fence around the entire property, bob wire/razor wire on top of that fence so no one could climb it. And then park a couple of junk yard dogs, under feed inside the lot. Now even inspectors were afraid of going on the property.
After a few months I approached the old tenants. They had been instructed by the Mayor that after the units were fixed up and I put over $50,000 in each unit, the tenants by law could move back in AT THEIR OLD RENTAL RATE!
I explained to the tenants that I obtained a demo permit and this apartment house was going the way of a vacant lot soon. So for a fee, each tenant signed their rights to move back. Some took $500. Others held out for $1000. One even got $2500. And the last hold out got $5000. The legal cash for keys, relocation money was $9500 at that time. I got off cheap....
Then I restored the property and rented it to all new tenants at market rates.

These two Junk Yard Dogs were from Mikes Frame Shop. His retired pair. They were 7 and 9 years old German Shepards.
Living in an open lot during the night and inside a garage during the day with little contact with people, except for the owner wife, son and some customers.
His new pair were killers. But these two dogs needed love when confined indoors. When outside, they sure could bark and show their teeth.
Every day I'd go to my chain link fenced property to do work. I'd bring the good dog food and from my local Meat Store some Bones with meet on them. These dogs loved the attention me and my crew would give them. But at night, they walk the fence and bark at everyone. For $500 a month, Mike loved renting them out. Oh these dogs were brought up with a cat, so they loved other animals too. Just not people trying to hop my fence. --173.205.xxx.xxx |

If I have a need to evict a tenant, I have to send a copy certified the the City Housing Department within 3 days or my case will be dismissed.
The the City will send a letter to my tenant offering FREE LEGAL AIR to fight the eviction.
This is a tenant who sells drugs and the City demands I evict them. Then pulls this stunt.
Now with Free Legal Aid against me, they file trumped up police reports and delay the eviction case. --45.76.xx.x |
