The tenant gave 30 day notice. September 1. After moving everything he asked if there was a problem with him coming in to do more cleaning. I had no one moving in right away so I said it was fine. Two days later I sent hubby to do the inspection, and there were still things to clean, and cleaning supplies in some rooms. I didn't expect that so emailed him to tell him I sent someone to inspect and noted items to still clean and asked for a progress report.
Hubby said the place was very clean except the few things he mentioned. The stove was one of the exceptions; the tenant said it was on his list. I don't want to be stuck cleaning a stove and I know his work schedule is grueling. Would you let him keep cleaning since I don't have anyone moving in right away? Would you charge him for extra days?

I have learned that the end of the lease is the end of the lease. Since you extended it, I would give one more day. Technically it isn't "yours" because they have keys. I don't like surprises and having someone unlock or have access while my equipment or I am there is not good. This is how things disappear as well.

Tenant had ample time before he moved to clean.
You not having to clean a stove is one thing, but what price do you put on that?
Include lost rents in your calculations. Can't rent the place out if it isn't clean and you sure don't want to show it that way.
Then, as MC stated, you start showing the place and the ex-tenant comes back in. That would be awkward at best. --107.147.xx.xx |

Tell him he only has one more day and then that is it and you will charge him for any cleaning that hasn't been finished.
For me, the last day is the last day and tenants can not get back inside, but you have already allowed him in to clean. I am going to assume he is a decent and trustworthy person, so finish this with him and just don't do it again. --76.178.xxx.xxx |

I don't like fuzzy. Who currently has possession? So as a result, did you need to give notice before you went in? I could think of a few other issues that could arise because there is no clarity on who has legal possession. When things are fuzzy there is a high probability that someone is going to get blindsided by an unforeseen event. That's why most Landlords immediately change the locks first thing, clear line of possession.

The tenant just notified me that he's out; I'll see how it looks tomorrow.
I decided a long time ago I'm done with meeting "bullies" to do a walk through. I have provided complete instructions at the beginning of tenancy and again as soon as I get notice. Life is too short.
I let him finish because I am not planning on renting it out just yet. Stranger things have happened. Maybe we move in over the winter, test it out while we work on the unit below.

I had a tenant move out at the end of August too. Sort of mutual as she stated she would move out by then and "have everything spotless" and then didn't pay either (long story) so we provided her with the pay or quit notice.
Come the end of the month she stated she would be moved out and everything cleaned by 9/2. Fine.
9/2 came... most of her stuff out but left quite a bit. Honestly looked as though she decided at the last minute "I'm gonna move out today". I contacted her and she stated she didn't have enough time and if she had the help then she could have gotten everything done. She asked if we wanted her to come back and take the rest out to the curb since the next day was trash day. I said sure.
Stopped later that night... she left a FEW things at the curb, not properly and I took a pic and sent her a text asking her if she was coming back. No response.
The next day I stopped, the trash was gone (thank goodness - it was a lot of toys and stuff that she just left so either someone picked it all up or the garbage men were generous and just took it). Nothing done inside. I changed the locks and haven't heard from her since. I am also not reaching out until I bill her for the clean-out and cleaning that is being done.
So my suggestion is that if you WANT to give them another day or two and really think they will do it... then why not. However, I wouldn't really trust the fact that they are going to do it. --67.253.xxx.xxx |

I have threatened moving into a place while I work on it. The boss has never allowed it.
