They outlaw needing a certain credit score number (CS) to get an apartment. Just had an applicant tell me that her S8 worker told her CS shouldn't matter as a S8 recipient. That may be true in Class D and below hoods. When I had a couple of those, I never checked CS because everyone had either no CS or a bad CS.
These are S8 recipients who want to get into C, B and A class areas. I told her that it does matter because if I lower my criteria for a subsidized tenant, then a non-subsidized tenant could view that as "discriminatory" against them. It's obvious they want it both ways. They want their voucher to be considered "income," but they want lowered standards otherwise. Yeah, no.

A credit SCORE is money-making nonsense. A credit RECORD is what I care about: how they spend their money, how they borrow and how they pay.
We all know the score itself is ridiculous. You have a lower score if you don't borrow or owe money at all? You have a better score if you have tons o' credit available but don't use it? You have a better score if you owe tons o' money but make the minimum monthly payment each month, regardless of INCOME?

If S8 is paying the entire amount (or whoever) then I think (don't quote me tho) that in our state you cannot pull a credit report. The previous Gov stated "what's the purpose if they aren't paying it".
So be careful. I do not use a credit score as a means of determining if they may be approved or not. It's all going to get fixed up so it won't matter anyway so why even use it.

here's the thing. If they get a job and get kicked off S8 or have it substantially lowered, then the credit score does matter.
I'm not fond of having people at home all day naval gazing and the S8 tenants without a job are the absolute worst.
I just turned down a non subsidized young couple with 2 small children (dreamers) where she liked to spend and was a stay at home mom/part time student planning to use her financial aid for the sec dep.
He's a salesman and goes from job to job every few months but not for a better opportunity. Looks like he's earning less selling insurance than he was selling cars AND they have an over $400 car payment.
Plus I noticed they were late with June's rent where they're at now. He's relying HEAVILY on commission which I typically don't count unless someone is like 6X income to rent ratio. They didn't even make 3X even with commissions, they had 3 cats and he had a CS in the 400s. --64.246.xxx.xx |

Consider converting in the rental units out to separate utilities where if funds are limited start off with the hydro electric and natural gas, propane and then finally installing separate water meters. Unpaid utilities they will not be able to sign up. Most governments want all the utilities to be all inclusive where they say that discriminates against families. I was renting in the hood before Al Gore invented the internet. So CS was never a issue ... never had it. Then when I could see it (thanx to Al) it was nearly always bad. So I would only use it as a "tie breaker" between 2 "qualified" peeps. --198.168.xx.xxx |
