I am shopping for new insurance company since my Foremost premiums are going through the roof. NREIG quotes (5% deductible) are half of what I am paying at Foremost ( 1% deductible). but they can't go lower than 5% due to bad hail rating in Texas. Both offer 1 M liability coverage on each rental, which is what I must have
Increasing Foremost deductible will not save me as much.
Has anyone had any claims with NREIG lately? are they any good? Customer service seems to be pretty good so far getting me quotes.

I haven't used them but I can tell you my experience is that 5% deductible is well worth it. My personal experience is that unless you have full replacement value insurance you will lose money insuring roofs. By the time they figure depreciation and then 1% deductible you will get almost nothing. The reality is, a roof rarely leaks because of hail damage so you don't have to replace it immediately, this is doubly true for the thicker laminated shingles. I wait until edges curl to replace.
I have been at 5% for almost 2 decades and what I've saved has bought at least one SFH. --209.205.xxx.xx |

I appreciate feed back from local Texas landlord:) I have only filed hail claims in the past, now pretty much all my roofs have been replaced in the past 1-5 yrs.
I am thinking the savings from 5% deductible premium is guaranteed savings in my pocket, just like you said. Chances all homes get hit by hail at once is rare. I am thinking of just getting the minimal replacement cost coverage ( NREIG uses square feet x$120 ) with 5% deductible. The dwelling coverage will be below the market rebuild cost but still a lot more than what I paid for( plus the increased land value).
