There is going to be a real estate reckoning, no doubt. I’m losing tenants left and right to purchasing properties. Some of these folks are squeakers to get into a rental in the first place. My guess is that it’s going to depend on the election. If the red guy gets in, they pull the trigger and collapse the economy. If the blue Person gets in, they unleash the 25 grand to create another buyer frenzy and prop it up for a few more years. --174.240.xxx.xx |

crazy...that 25 really would benefit those who own real estate already as the property values would suddenly reflect that artificial shot in the arm.
if you really want to help the first time buyer, build more houses that they can afford instead of faking out the market.

Hahaha. 4-6 months is normal now. This one that was barely qualified, I stuck them on a month-to-month because they were brand new tenants, boyfriend girlfriend, shacking up for the first time. Did they really buy a house or just mumbling about wanting to? Have they put a contract in, do they have a closing date?
I had a tenant not want to sign a new lease because he "might" buy a house. I told him he could either sign or give me notice he was moving but he could not stay as a M2M tenant. He signed a new lease.
If he actually finds a house that he qualifies for, and puts a contract on it, and gets it inspected and get a closing date, THEN he can give me notice he's breaking his lease. He will be much more cooperative about showings and other details if he is breaking a lease rather than just give me lawful notice he's moving.

I had a family (who brought my unit the gift of roaches) state that they sold their house, which they did, and couldn't find their dream house yet. They moved in, left roaches and moved out in TWO months. They gave me a TEN day notice and called it a "30 day notice."
Made it sound like they had given up looking for a house for the year but they found one. It was just as well as anyway. This is the apartment that I can't rent for the life of me, although my standards are quite high (600 or better CS, no smoking/vaping, 3X times income to rent, no drama)

I have only had a couple tenants actually buy places. Last one was almost three years ago I think.
Now I do have a lot that talk about it. They are usually the ones that ask for an extra couple days to pay the rent or their car is always ready to break down. --107.147.xx.xx |

Pretty much every tenant who leaves me leaves because they bought a house.
If they qualify to rent from me, they have plenty of income and good credit and there is financing available that require just about no down payment money.
I don't dare cut my income requirement and the banks will give mortgages to people who have worse credit than I can dare to take a risk on.
So, there is not much that can be done to prevent it.
