In my market, waste of time. In the past, I have advertised a little bit on units. I knew that were coming available. Sometimes a week ahead of time, sometimes 23 or four weeks ahead of time. Never made a difference. This weekend, I listed the property on a waitlist on Friday and made it active to schedule showings yesterday. The software automatically updates the interested parties when the waitlist is turned off and they are available to schedule. I did it because it was Labor Day weekend and I figured there might be People looking to move, etc. Not anymore than normal I guess. But anyways, I had a ton of interest over the weekend. When I activated it yesterday, I got one person to follow through to schedule a viewing. One! Pre-advertising in my world is a waste of time. I've never gotten any response with offering a house before it is ready. I can advertise," plan ahead, coming avail in *month*" and not get a single response,
Then when it is ready, I get lots of contacts from people who don't need a house for another month.
I don't expect any contacts over a holiday weekend. Tenants are not looking for a place to live on a 3 day weekend, They are out partying, They search for a new place to live, while they are at work and someone else is paying for their time while they play on the computer --76.178.xxx.xxx |

Only time it ever makes sense to even mention that you have a unit coming open is after you have already prescreened them on a different place that was a great fit for them.
Even then, it drives me crazy- "Oh we will just drive by to check the place out" is promised and I get a phone call 30 minutes later that I letting these folks in to check out an occupied place.
Now if someone has already been prescreened and I have an excellent resident moving out, I will offer an upped referral bonus if the leaving tenant can minimize the vacancy period. Suddenly with extra cash in coming there way, I have had glowing reviews. --24.101.xxx.xxx |

We make certain the front looks good, poke signs in the yard and streamers, advertise COMING SOON on our website and Zillow with great photos, and start stirring interest. I find it takes a week or two for people to notice and actually apply.
We logical LLs think days off means time to get things done like shop for homes, but Realtors can tell you holiday weekends do not get showings.
Tell me about this waitlist set up.

I never pre-advertise. I do, however, let my current fantastic tenants know what will be coming available in case they know of someone. I pay a finder's fee if I rent to their referrals. I've had a lot of success with this. Not hard to get properties rented in Boise, regardless. --160.2.xxx.xxx |
