Is it better to buy a 3 or 4 bedroom home for a rental? Both homes are in a new development. $8000 more for the 4 bed with 240 more SQ feet.

You need to do the analysis to make that determination. Which provides the highest return? Newer construction is hard buy at enough of a discount to generate a positive cash flow in today's world.

I do know that as a general rule for me, 4 bedroom houses tend to draw in larger families that are generally harder on them. --209.205.xxx.xx

I am with Mike on this - My next scheduled move in is this week and they have four kids moving into a three bedroom. I am thinking about that additional wear and tear and how I will be diplomatically say that hey as a kid I climbed trees to. If your kids fall out of that tree or climb on that chain link fence, these things are not designed for that - so please don't damage them. What else is in the area? If there are only 3 beds available are people wanting to get a bigger place because of family expansion?

Do the 3 and 4 beds rent for the same amount?

When I see 3 beds I think of a family with 1 kid and a spare or junk room. Then the second kid comes along and they lose the extra room.

I have a few 3 bed places and they are filled up with people. As a matter of fact the extra space is being used as a bedroom in two of them. One is an enclosed back porch and the other is a great room in a walk out basement. --107.147.xx.xx

3 bedrooms are flexible, but humble little 2 and 1 bedrooms are my cash cows, especially when you're dealing with a blue collar tenant pool.

Who are you renting to? Do they know how to take care of upscale finishes in a newbuild?

Since it's a new development, are you in an HOA? Are you comfortable with their bylaws and any restrictions? Do you have a strategy on how to keep your rental running smoothly even with that additional level of bureaucracy?

How are the taxes on each of the houses? How much does a 4-bedroom rent for in your market, in comparison to a 3-bedroom? How many 4-bedrooms are sitting vacant in your market right now, and at what price points? Same question for the 3-bedrooms?

If the numbers make sense, that's awesome. But make sure you're not just looking at the number of bedrooms, but all-the-numbers in play.
