On the other side for this one. My daughter is moving apartments in Boston. All leases end on the 31st and new leases start on the 1st. She ended up finding a U-Haul near us in NH. Boston ones were all booked and you could only rent for 24 hours according to her. She had moved all her small stuff home before an august family vacation. Had her furniture out and whole apartment scrubbed clean in 3 hours. Cleaner than when we moved her in a year ago. Overheard something about being charged for a $60 fridge water filter. Girls said they replaced it at move in. I asked if they had a photo/receipt to document that. If not, good luck fighting the landlord. Another roommate thought it would be fine to leave her mattress near the trash. Along came 1 800 junk for the next door neighbor that no showed. She asked them about removal and they said $100 removal but in the end, they took $50 venmo direct to driver putting $ in the driver’s pocket and avoiding paying the company. Fast forward to today and we are waiting to see when they can get in… a week ago they found out the outgoing tenant wanted to stay through the 1st. Ultimately they found out the outgoing tenant scheduled a moving company for the 1st from 1-4 and then has professional cleaners coming. Outgoing tenant did not reserve parking for the moving truck. Fingers crossed that we can get her in tonight, unpack tomorrow and she is ready to work from home on Tuesday. The landlord has offered to pay the extra day of the U-Haul and ultimately if they get in, this is an inconvenience and they know the landlord is stepping up to do the right thing. This is MA and tenant friendly so I’m sure it won’t happen but I would love it if there was a holdover clause and the landlord could collect a full month’s rent for this tenant’s antics. When they went to see the apt, the tenant slammed the door and hid upstairs so they haven’t even seen the second bedroom. Good to know both sides.

I believe LL's have a tendency to misjudge tenants and tenants have the tendency to misjudge LL's. Some justified and some not. --76.129.xxx.xx

Hope that it all works out smoothly for you guys.

Never heard of a tenant being charged for a fridge water filter. I always considered them to be like light bulbs. Replace when they stop working correctly.

Then again I only have a filter in my home fridge and only have one other fridge that has water now, only because it was there when we got the place and the tenant saw it. --107.147.xx.xx

Suppose the FILTER clause applies to all filters... in my lease it does and yes I would charge for it and they are around $60. Oh the joys of moving and starting in a new city. Hope it all works like clock work! Tight schedule. --172.59.xxx.xxx

plenty, why not just add $5 a month onto the rent price for the refrigerator filter?

I rented an apartment to a college graduate with her mother co-signing the lease, giving me 2 months deposit plus first months rent. Weeks before this tenant moved out, I offered the a Pre Move out inspection,listing what they would be charged and an alternative to resolve things themselves for less.

They text back no need for an inspection. I posted a 24 hours notice 1 week before they moved out and myself made up a TO Do List.

1) carpets not vacuumed for months. Their current vacuum is missing the filter and the belt is broken. I will be charging a $50 vacuum fee plus a $250 carpet shampoo fee. Or they can borrow mom's vacuum and rent a Rug Doctor from Ralph's, only $29.99.

I made a long list. If I had to haul away stuff and do the repairs, NO DEPOSIT would be returned. If they girls, and mom, did thins themselves, would cost only $500 -- getting back close to 2 grand.

I sent this letter Certified return request receipt, snail mail, email and text.

After the move out, nothing was done. Blinds had 3 years of dust. Windows dirty. Gum film on kitchen cabinets. Carpet dirty.

So instead of doing things myself, I hired a cleaning crew and handyman. Spending $1,400. I bill out the job and my time, not returning the deposit. They sued me in small claims court. I counter sued and won. They did not show up to present their case. My counter suit was for the month I lost not being to rent out the apartment. etc. --173.205.xxx.xxx

Outgoing tenant dropped keys in mailbox at 6:00pm, finished packing his car at 6:30, drove off and was back at 7pm because he left the wrong keys. Landlord is overseas and realtor told us keys were left in mailbox and he was out at 5:40. No inspection, no cleaners, no keys to back door, no lock change, tenant left some stuff behind. All damage has been documented, left behind items documents, bidet installed on toilet, couch left in driveway alley. I’m happy to send a cleaning invoice from my LLC for cleaning the apt as well. I have it all documented for the landlord and hope he charges this guy every penny he legally can and I would be happy to back the landlord up if he ends up in court. --73.159.xxx.xx

Too bad she couldn't find a better place with a better landlord, or at least one who manages better.

Being overseas should not mean that nothing gets done correctly. When I went to the Mr. LL convention I had someone in place just in case, and that was just for a few days while I was in an adjoining state.

Hopefully when the LL comes back he isn't a stickler towards the daughter for anything, considering that you guys are managing the place for him for free in his absence. --107.147.xx.xx
