Apologies for the readibility, I kept having to change this to get past the autocensors and be visible.

First of all let me say that I am not a T fan- I voted for Bden and Oama in the last three elections.

I own 5 rental units in 2 buildings that were hard earned over the course of my life, renovated and maintain them myself---- offer them at very reasonable rates and take good care of them. Still, I struggle to get by. I absolutely depend on these, and my retirement is looking bleak even with them. It is in my opinion not an easy business but I'm stuck in it and surviving, until I can find some other way.

I'm also not rcst or sxst- my best tenant for several years now is a bw oman, and probably my favorite manager over the course of my working career was a bm an. But that had nothing to do with their rce or their gender, its because of how they acted. I don't care about those things, I think that judging people by how they look is not only pointless, but useless and simple minded.

And that brings me to Kamala Harris.

I remember when she was in the Senate during the Pandemic- please correct me when I'm wrong- when she backed a ridiculous bill that would let rent dodgers have an entire year!! before the rental owners could go after them for unpaid backrent. And on top of that, give them basically a free lawyer to then fight to get out of the bills they owe.

This would basically have destroyed housing. It made no sense at all.

Again- please tell me if I'm wrong about that bill.

I am a supporter of Ukraine, and was much disturbed by the Capitol riot and all the legal issues T is tied up in. So again I'm not a T fan.

But frankly Kamala's economic ideas scare me. I really don't think she has a handle on market supply and demand. Maybe she is smart as a laywer, but I feel she is naive and not smart regarding housing, and unfortunately she has decided this is one of her flagship goals, to meddle with it.

Rent controls aside- which I think she will inevitably get to and will be devastating to small rentals like me- these will make it impossible for us to compete against the corporate giants and lead to monopolies.

I am also very worried about her reckless $25,000 tax money she wants to give to renters to make them first time homeowners.

Why?

Because in my opinion, this will cause housing prices AND property taxes to skyrocket. And not only this, she will pick off my few good long time renters, as the credit is supposedly to be offered only to tenants who paid rent ontime two years or more. Leaving me with basically the bottom of the barrel and its already extremely difficult to find good renters in my area.

They will get into houses and quickly find it is much more expensive to make mortgage payments AND pay property taxes and upkeep, and probably get foreclosed in the long run. But Kamala doesn't care about this.

We already have to house all the people the banks reject for mortgages, who have bad credit and bad payment records.

Now she wants to take away what good tenants we have, even if they will likely end up being sc rewed in the long run.

SO Are my fears about Kamala Harris warranted? Or am I wrong.

I would love to hear other people's comments on this please. I want to hear from real small rental owners like me, who are honestly providing good housing and just want to stay in business. THANK YOU

Well thats true but we don't know what her new rules are going to be.

Yes I can't imagine more level minded people in Congress will support her if she is going to kill the housing industry.

She is obviously selling her vote for the promise of cash handouts, and may not even care what the results are.

I fear that among her pet donors will be the very corporate rental giants she pretends to oppose, and like the Moratoriums this will wipe out scores of small rentals and lead to more consolidation, under the lie of helping tenants. The Moratoriums did just this. Many tenants found their credit was ruined when they took the bait, spending their stimulus money on furniture and goodies while they skipped out on rent for a year or more.

Kamalas 2 year rent paid requirement policy won't help any of these people. It aims to give big banks the best renters, f the rentals imo. And she doesn't care if tenants stay in those homes or can even afford to keep them.... she just wants their vote now.

I've been in this business 10 years now and from my experience 2 year regularly paying tenants are gold, they are a hard find.

It angers me she is ignoring all the people no one wants to rent to, and only wants to pluck off the paying tenants to give to the banks.

I am a California Land/Income property owner for the past 45 years, I'm 64. The current administration wanted to put the burden of the "Homeless" on landlords. It's not enough that half of my apartment are rented to low income tenants for under-market rents. And I provide a commercial property, with a partner, to the L.A. City for a Homeless Shelter in Downtown LA on Broadway.

But Starting from February 01, 2020 thru March 01, 2024, I was NOT ALLOWED TO RAISE RENTS or EVICT FOR NON -PAYMENT OF RENT. I am currently owed in back rents over $600,000.

Starting April 01, 2024, eviction resumed. All 3 day notices to Pay Rent or Quit, need a copy sent to the Housing Department for approval. It takes around 9 months to make it to eviction court. BUT WAIT. The City give any tenant that requests help FREE LEGAL AID and pays for the tenant LEGAL costs, filing fee's at attorney.

An attorney from Legal Aid, Jessica Tipo, filed false police reports on me and also filed a complaint with the Housing Department to STOP the Eviction. Any open violation on Housing (The rental) gets the eviction case dismissed. But in my case the Housing Department Declared my Single Family House was now a DUPLEX, and I had to pay my tenant $22,000 in relocation money.

I, as a licensed California Contractor was able to fight the system. And my eviction case proceeded. But Jessica had to be replaced so I couldn't bring up in court her illegal actions (False Police report and false Housing Issues).

Fourteen (14) months later I agreed to a stipulation this tenant would be out by July 21, 2024. I had to pay they $18,265 in relocation money. August 19th, they were still there in my rental. I went before the judge and wanted a "Writ of Possession". The Judge, the Defense attorney from Legal Aid and the City refused to put someone on the tree. So all of the legal process was a Government Scam on the Landlord, me.

So I pulled a rabbit out of my had. I would release information about someone on their methods in Collage to prevent child birth. A well known female politician. An abortion.

The tenant left over night. The $18,265 I paid to get my tenant out was split between the Housing Department, the 3 legal aid attorney's who went to court against me. The tenant ended up getting only $2,000 out of the $18,265. Each attorney got around $5,000 and the rest to the City. So I was told.

Now the City wants to fine me for not renting out the House to Section 8. You mean I have no time to fix up the property. Paint, flooring, window coverings, landscape, etc.?

SO I listed the property for sale. My agents Mother is on the Board for the Department of Real Estate. She told the City that if her daughter can't earn her $50,000 commission on the sale of the property, they they would have to cover the cost, or she would deduct it from payments to the City and route it to her daughter instead.

Real estate was never so bleak. But since January 01, 2024, the City and State passed 43 new laws to hurt landlords and only 1 law to help them.

Between the loss of rent, my legal fee's and repair, C H, my City, county and state have screwed me out of OVER ONE MILLION DOLLARS.

And I have other issues that Warren Buffet and Bill Gates have elected officials in their pocket. I've had police reports go missing. Documents re-written. Witness threatened and so on. That's another million dollar issue. --173.205.xxx.xxx

The media controls everything in our country, not too many years ago I had a sort of girlfriend that was the producer of a local news station It covers a huge area of Massachusetts and Connecticut. So one day she invited me to a party for employees and their guests of at that station. There must've been close to 50 people. Some made speeches that I heard, And I heard a lot of conversations going on about how bad the Republicans were. My friend also was a staunch liberal.

If there was one person who was on the right, they sure kept their mouth shut. So that's whats is running much of our media in the United States, I doubt it's much different in different in most markets.

About finding workarounds, yeah that has worked in a lot of cases,... so far,.. but the left is not stupid,.. at least in that direction, they search and find a lot of those work arounds and have the power to eliminate the,..or,.have their own work arounds . Ask the landlords in New York City and Boston. They have powerful rent controls there.A pretty much an ultimate work around The former mayor Koch, a darling of the press of New York lived in one for many years and paid a fraction of the rent of the market.

Yeah they can do this, it is pretty easy. Just a few pen strokes and it was established that we couldn't drop anybody during the COVID problems and they didn't have to pay. I had several people not pay during all that time, and when it was over they just moved. Just try to collect from them.

There are a lot of things that have power over us that we have little ways of controlling. In our area insurance companies are using drones to fly over properties inspecting them ,.and canceling them for very small problems. I.e. one of my friends is a carpenter and stored some of his spare wood in his backyard. I'd say it was about 50 feet away but he got a cancellation notice for it.

it can be sure that insurance rates are going to skyrocket with all the forest fires causing many building losses, all the flooding losses, the hurricanes, tornadoes big increases of the cost of buildings replace and repairs etc. And in some markets they won't even insure you,..look at Fla.

Again look at section 8, in New York State you can't consider sources of income. Yes I know you usually can find some way around that, at least for now. But they can cancel their payment to you for some crazy things.., Which I bet their own personal houses have some of those deficiencies. And you can't make the patient pay if the section 8 office doesn't pay you.

They're going to be more and more controls, because the politicians know there a lot more votes from tenants then there are from landlords. and they promise things and then waltz those tenants into voting for them

Yes big corporate landlords have some power, but small landlords have little. So corporation money can get things beneficial to THEM from these politicians.

By the way have you ever looked at the net worth of many politicians when they first go into getting elected? And then compare it to their net worth after they've been there for a while. It certainly a whole lot more than their salary pays for in their positions. --73.126.xx.xxx

To the original poster,

a major thing that bothered me about her is the fact that she lied by omission knowing full well the president is brain addled and probably has Dementia.

The man who is considered to hold the most powerful position in the world, and has the code and launch privilege of launching nuclear weapons, which if unleashed would cause world war III and end most life on earth by causing nuclear winter.

Again the media is mostly one sided, and evaluate things with their biased points of view.

Perhaps I am wong,and I am willing to stand corrected..but I have not seen or heard that Trump said to the crowd at the capital to storm the gate and break into the capitol to create mayhem in the building. The only thing I heard was he was happy to be encouraging a big crowd of boisterous support for him there. That is far from what happened, concerning that mob.

If you ask people today why Nixon left office, almost all will tell you something like "well he directed a person or people to break into the democratic office"

Actually those two idiots who broken into that office had no permission from anybody and did a bumbling amateur job.

The mistake that Nixon made was that he tried to hush the matter up after he found out about it because it was embarrassing and would be hurtful to him. I would imagine any modern-day politician would try to do the same. He told some of his staff members to stonewall it if you Our old enough to remember.At the time there also a seemly war between the left and the right.Dirty tricks and coverups were common on both sides.But since it involved a president and the media seeing blood, he knew he couldn't govern.

I believe offering $25,000 for new buyers will have to be balanced out well enough with incentives for new house production to make them be balanced out. There hasn't been much said about the incentives so I would expect to sound like it benefits the buyers of real estate but it would really benefit owners more as it increase the demand without increasing the supply

NE, 4 years ago we were in the midst of a global pandemic. The US came out of better than most of the world. So yes, we are way better off as a society than we were during the summer of 2020.

The people at the bottom are the most impacted by inflation. They may not be better off.

I just wish Nicki Haley were the candidate and not DJT. She could actually win. Too many never Trumpers in the Republican Party. People are sick of the chaos that goes along with his poor leadership. Yes, I have TDS. Lots of us out there do. --172.58.xx.xx

There is election promises that vanish they day they come into power. Landlord and Tenant act is provincial or state jurisdiction where federal governments have little say. The future is to completely separate out all utilities where one utility at a time then eventually all the utilities where if the government decides to bring in rent control then increases in utility costs are passed on tenants right away. Like the EU there maybe some changes where inefficient heating and hot water equipment will be phased out. Like every party they take donations where they can not offend once elected. I'm voting for the candidate who is a proven fighter, strong enough to make the tough calls and take the heat from the media. The $25,000 handouts will raise real estate prices, and they'll tax the unrealized gains. Personally, I think voting should go back to one day only. And a request for mail in ballot should involve proof of ID.

I also think that campaign contributions should only flow from the district the candidate is running for. No outside funds. No pacts, super funds, etc.

And I would love term limits. But that's a fairy tale.

Taxing unrealized gains scares the crap out of me. I don't have a clue how to survive that other than run up massive debts in business. --108.69.xxx.xxx
