I've got pretty good tenants and they don't really pester me but . . .

Why do you wait until Saturday on a Holiday weekend to send me an email about something?

No, your HVAC isn't going to get looked at until Tuesday. Did it just happen? You got windows and ceiling fans in every room. You are not going to die. I promise.

No, the mold on your wall isn't going to get looked at until Tuesday. Did it just magically appear last night? You aren't going to die. I promise.

Nothing for the holiday so far.

Well I had one tenant tell me she started being garnished and they messed up and took twice the amount. I'm sure it will be fixed next week and I get the late fee on top of it.

Perhaps they want to be there when work is done. If they don't trust you as a LL then all is lost.

However you communicate with your tenants, after this holiday, make it known to all your tenants that repairs whatever will be done M-F between the hours of XXX. Make it due to the worker shortage/availability.

To the issues you mentioned, the HVAC is the one issue I'd feel guilty about. We keep a few window A/C's to provide for a sleeping room until a company doesn't need to come out on overtime hours. --75.11.xx.xx

Oreo. Funny. My condo residence made me aware that we could only come for repairs M-F 9-3 pm. Then Murphy's law kicked in. hottest Friday in a long time... About 7 pm get a text AC not working... Suddenly someone must come asap! Lol... Lol... I'm still laughing... Hottest weekend in a long time, hotter for some rude rule makers! I could have gotten someone there but nope they made the rules. I have one tenant who will be completing week 4 of flea abatement since she didn't bother to tell me until 2 weeks in. She thought she could handle it "naturally" with D. Earth. Um, no. I had one too. Tenant calls that he forgot to tell me that the plumber didn't hook one of the two toilets back up after the last service call and could I have him come hook it up.... In your shoes I would be royally pissed off! I demand that my tenants, managers and guest inform me of an issue in a timely manner.

Last month a tenant notice her cloths dryer was making noise, getting louder during each use. She saw me in the common parking area but "forgot" to inform me if these issues.

Then yesterday I picked up her rent check and she told me her dryer stopped working. I asked when did you notice a change in performance or when did it stop. I got a story that for months she notice things were getting worse.

I responded with a questions, "Were you trying to burn down the building"? Dryers with issues can explode--Natural Gas, Electrical Power are all contained inside a dryer. A lint build up could cause issues.

I said that before the Labor Day Appliance sales, all Scratch and Dent dryers were put on a 50% sale. A $500 dryer could be purchased for around $225. Since her current dry is 8 years old, I wouldn't bother fixing it. But since the tenant failed to properly inform me of the issues, we are going to have to split the $225 and each pay around $110.

The tenant refused, so I gave he a key to the coin operated laundry room and said, because of the way you handled things, I will not pay 1 cent towards a dryer replacement. You can use the dryer in the laundry room. It's only $0.50 cents per 20 minutes of use. --173.205.xxx.xxx
