XL23 organization? Are you saying a NASCAR organization wants to use you property for racing? Not a racing expert, but I think there may be more future in a motocross track. Nascar takes millions to run a team, motocross, a guy, a bike, a van, a job that can be worked remote, and good internet access. I have nephews with such setups. They park at the track, work the day job out of the van, and ride when the day is done. But, setting this up is not easy, not for a person of your age. Thus, a younger partner, or lease the land for the motocross operator to set up. But , good internet access is key. Where my nephew races, their are others doing as he does, so, if no internet access, the crowd for racing would be slimmer.

But, future plans for the property is a bit ahead of where you are at now. Send someone out to see if tenant is out, or go drive out yourself. Until you have possession of the property, I'd say hold off on implementing future plans.
