We got this city inspector that insists our P trap is an S trap not a P trap. We have a couple of maintenance guys looked at it and they both said it’s a P trap. We talked to his director once who didn’t want to get involved at all. This ended up pissing him off even more.
We have a tenant waiting to move in. What can we do if he keeps failing the inspection? --98.62.xxx.xxx |

Get 2 print outs and tape them under the sink. One that shows what a P trap looks like with a big red arrow and an s trap with a big red arrow. Tape them right under the vanity!. Let him do his inspection and don’t even mention the papers are there. I’m glad we don’t have rental inspections. I argue with building inspectors on occasion, but if I had some schmuck rental inspector telling me I was wrong in identifying a p trap or an s trap, I would chew him out so bad he just might quit. --24.152.xxx.xx |

Get written statements from both plumbers and the statement from inspector and go to small claims court.
Guess what, that inspector will get mad but if he loses, he will have a hard time failing you without it being considered retaliatory. If I were in your shoes, I would have three written statements.
After winning, I would go to city counsel and ask them to ensure each inspector can review there notes. You will be under a microscope initially, but I believe, that one gesture goes a long way. --24.101.xxx.xxx |

I'm with NE, the inspector would have got an earful. Then the Director would have got two earfuls. Then the mayor would have got 3 earfuls. Somewhere in there my lawyer would have talked with the city lawyer and we would either end up in court or they would decide it was fine. I don't take well to being bullied. Thanks everyone! What complicates the issue is we are remote landlords and our PM is not exactly that helpful. This makes it very difficult to fight the local authorities.

That is a homemade P-trap. As long as it’s not leaking or letting sewer back in, what’s the problem? You can glue those things together with schedule 40 fittings, and drop a tailpiece right into a trap adapter on the top. What does this guy care? --24.152.xxx.xx |

I think NE nailed it, he doesn't like the fernco even though this is not precluded in code and is pretty standard fare when hooking PVC to iron pipe. My guess is he's used to inspecting new houses where it's all PVC with simple compression couplings. You could ask the supervisor to quote which code section this violates since your licensed plumber states it meets code or you could just put a PVC compression fitting on it to make him happy.
Was this a remodel where you got a permit or a city that requires annual rental inspections? I avoid getting permits at all cost. Only if there is major work going on outside, otherwise the blinds get lowered and the work gets done so I don't have to deal with cash grabbing, incompetent, bullies. --209.205.xxx.xx |

I vote P-trap.
I put one in where it made a similar turn towards the front of the vanity before making the P and going to the wall. Mine was even more exaggerated because of the tight space under the vanity cabinet. I had my plumber check it out when he was doing a plumbing inspection. He said its absolutely fine.
I suspect it is that the pipe goes slightly to the front before making the dip for the P that is throwing your inspector. --172.59.xx.xxx |

Arm into wall is too short? Easy fix. Make the P go to the front of the sink, THEN put a longer horizontal piece going into the rubber connection. That’s how mine goes, as there just wasn’t enough room between the tailpipe of the drain and the connection to the galvanized pipe coming from the wall.
Based on what I remember about S traps, that horizontal piece being too short actually might be an issue. A P trap really is just an S trap with more (much more) horizontal piping before the pipe drops down. If that last bit is too short, it could siphon the water the way an S trap did. --172.59.xx.xx |

Many thanks to everyone! The city requires a permit before a new tenant can move in. Hubby found out the inspector was actually a building inspector covering for the regular guy. Bad luck for us!
