You need to train your tenant on exactly what you want from them. How does does your automation do that? Having a docusign lease doesn't allow you to do that - I think it does the opposite.
I do use automation to remind to visit these tenants after a couple of days of lease signing and about 3.5 weeks later. if there is an issue, I want to get it corrected and get them back on the right path.
Of all my methods to market, I prefer using referrals. I want my tenants to figure out who is a good reflection of them. I think multiple landlords don't see the value of giving your tenants a small task to do that supports the larger mission. It could be having a 10 year tenant picking out the color of one gal of paint for an accent wall - a reward for signing another two lease. They have buy in then.
Or you can rely on a meta-crawler to send out an incomplete add to multiple websites. AI will write the add so much better than you ever will. They will give you a list of ways to market the place after you load in the pics and it will tell how effective each of the will be. But there are so many folks out here that are refusing to even consider using the right tools for the jobs of the future. For those people, I want them to know that 1980's are over and the wall paper resurgence died off.
Many folks are doing what they did back in 1980 or are afraid to meet with there customers. Do you think the customer will not notice this? Others then wonder, why is the landlord no longer in control
