Grass paint? (by Fabric Gal [CA]) Posted on: Aug 5, 2024 2:35 AM

We are trying to spruce up the outside of the single-family house we just listed for sale. The tenants pay the water bill and they don’t water the lawn (& it wasn’t in the rental agreement). The front lawn is dead & dry.

Has anyone used that grass paint sold at HD or Lowe’s or Amazon? We were figuring that if people drove by during an Open House, they might stop instead of driving by because the yard will look nice.

We also have freshly painted window boxes and shelves for them under a couple of the front windows—what are your thoughts of silk flowers or silk ivy in the window boxes to make the front look better? … and maybe do a “refresh” on the round grapevine door wreath, hot gluing some new flowers to it? TIA!

I've been reading and making a few posts for decades on this site and this is the first question I have read regarding painting grass so I am not surprised this question came from California.

Short answer is don't do it. --75.104.xx.xx

Women, flowers, green grass ?

Is there no end to the fakeness ?

Of course you can paint your grass. After all, it's Caveat Emptor when selling a house.

Silk flowers today are quite nice. I used them all the time for exterior shots. --198.54.xxx.xxx

No, I have not and would not use grass paint on dirt.

I think will look terrible & make a really bad first impression.

If I were a buyer and saw something like that, I would wonder what other crazy things are hidden inside/in the walls.

Just advertise it is a clean slate, ready for you to design your own landscape - or something like that. Maybe better to not even mention it.

Good-looking fake flowers - absolutely yes! They do make it look nicer easily & will not wilt or need watering.

If you've already listed, were photos not already taken & included in the listing? Sprucing up should have really been done first. --68.229.xxx.xxx

DJ brings up a good point about other hidden crazy things. I’ve heard of California’s painting grass. I mean, what DONT you guys do out there? If I saw painted grass here though, I would take that as a sign of a whacky seller and I would zero in on them more than the house in order to beat up the price of the property. --24.152.xxx.xx

However, I don't usually have that problem here, and I love it when I do. --76.129.xxx.xx

What would it cost to paint the grass anyway?

Would it be just as cheap to pay the difference in the tenant's utilities bill to water the grass? --76.129.xxx.xx

I see painted grass here but I guess it's not really paint, it is green-tinted fertilizer that is sprayed on by landscaping companies. Looks fine. I guess I wasn't thinking there is really PAINT for grass? Is there? --198.54.xxx.xxx

I've seen it done and it makes a big difference if you have dried up grass. If you just have dirt, forget it. The goal isn't to try and fool the buyer - the goal is to get the property on market quicker than watering the old grass, but showing prospective buyers what the property could look like if they water the grass. --73.2.xx.xx

A number of years ago I was ordered to have at least 38% of my SFR lawn, green with grass.

Then after spending $60,000 on sprinklers, roto-tilling, seeds or sod, I had complied.

Then the City said there was a water shortage, and we had to let the lawns die. $60,000 out thee door.

Then the City came up with tolerant plants, the dessert type. Now we only had to have some greenery.

But others decided to use PAINT or Fake Grass, the roll out carpet type. The City had the fake grass and paint put all over the City, so the children can plan.

Can you say cancer? And other related breathing issues. I was fined for non-compliance, ordered to install carpet grass. It told city hall that if the kids don't allow the seeds to grow and bicycle on the growing grass, it will never have a change to take hold.... --45.32.xx.xxx

I have seen many grasses that have the colored spray on it and under the right situation is can be beneficial, not unlike staging a home. Staging shows you the concept of how if can look. As long as your up front about it, it could be a good selling point. --174.230.xxx.xx

As a Realtor in Illinois, I should warn you that painting dead grass could get you in trouble with a buyer. If the buyer has been "tricked" into believing that the grass is alive, then there may be grounds for a lawsuit forcing the seller to compensate new owner for grass installation or seeding. Consult with your attorney, or disclose in the listing that the grass has been painted. --35.138.xxx.xxx
