Jason hit on part of the issue. Tenants who want to move look around and see what the new level of rent is, and they stay where they are where the rent has not been raised so high.

If you are getting fewer inquiries, I would guess that you have put something into your ad that lets the deadbeats know that they would be wasting their time.

If I get 150 inquiries but only 2 people can actually qualify, I am wasting my time with 148 of those inquiries. So, it looks like I am busy, but I am spinning my wheels. I only want the two applications.

However, if you really are getting nothing, perhaps try lowering the rent a bit and see if that makes a difference. $25 will change your results and the old retail trick of "ending with 99" actually works. Instead of $1200, you set the rent at $1195. --76.178.xxx.xxx

Several years ago, when rents were too low, we all advised each other to raise the rent to get better tenants. We did and it often worked.

That was a long time ago - the rents have gone up to often unsustainable levels and fewer and fewer people can afford them. All the folks that jumped into the market during the past few years are going underwater...

We've seen this before. The correction is coming.

I am not raising my rents on existing tenants as much and I am still keeping my rents on upcoming availabilities a titch lower than my local counterparts. There's only so many tenants out there making enough to afford too-high rents and many of those people are buying houses. They rent until it becomes more economical to buy. Renting is supposed to be the cheaper option. It isn't in some places. --198.54.xxx.xxx

Yes, As I said in another post, I only had 2 showings at a in 12 days!! May be 6 inquires total, most of them won't qualify any ways. I priced it well at slightly below market, great home. It is very cold in DFW!! good luck! --70.119.xxx.xx

I am in northern Tarrant county. I do agree it’s cooling off. My last vacancy I started out at $2300. Month in May, then started cutting until I hit $1995. Did a little math and saw that if I sold, I would clear more money if I bought CDs with my proceeds. Sold for $360k rather quickly, took what was left over after paying off the loan and cap gains and bought CDs. Looking forward to repeating this 20-25 times over the next few years. Property tax is high, insurance is outrageous, hvac rules and equipment doubling again soon. It’s time to get out. The economy is ruined and folks just can’t pay more then $2000 a month for rent anymore. --66.169.xxx.xxx

Wow!! Holmer, I would want to do the same thing if won't for capital gain taxes, since ours were purchased long time ago.

Insurance are through the roof and many companies are pulling out of DFW. I have received non-renewal notice even on my primary home. --70.119.xxx.xx

Lisa, I sent in $62 k for the cap gains, honestly it doesn’t hurt as bad as I thought it would. Lol. I paid it the next day after closing so as not to get used to having it for myself. ,. I too have gotten some non renewals on insurance . Too many hail storms in my area. --66.169.xxx.xxx
