I have another rental house up for rent. I was thinking about offering my current tenants $200 if they referred someone and I ended up renting to them. I wasn't really sure if this would be a good idea or not sense they would know each other.
What are your thoughts on this?
Have you ever done it?
Does it work out well?
Would they compare notes, and it end up being a problem?
Would your current tenants end up wanting the new house but you don't want that?

Yes, they may want to take it and it's always a hassle!!
Do you think you can't find a suitable tenant without them? Are they great tenants that you think they will have great friends who will want the place who would not rent it without their referral?

When ask if I have other rentals... I prefer to say no but I'd like to tell more of the truth, so I say " this is my favorite house" perhaps they take that as I only have one. --172.59.xxx.xx |

It rarely works out well. My tenants now know what I require to be approved and in multi unit building I will tell them a unit is opening up. Has not resulted in anything and neither has a tenant cold calling me inquiring for a friend. I can't see throwing money at it. --172.59.xxx.xxx |

Hi 6x: I offer $100 per referral, but I like Ray's idea of giving something to the incoming.
Referrals have worked extremely well for me; have been thankful to get referrals before offering the $100. I have found when my tenants do the advertising, then send inquiries directly to me it works the best. Many would rather hear from their peers than the LL first. I don't reach out to my marginal tenants when I have a vacancy. If a referral doesn't pass muster, I mention that by law, I cannot share confidential information. --75.11.xx.xx |

I have not paid for referrals. Sometimes it works out great. I have a tenant who has brought in her daughter and her niece. All of which are good tenants.
I have also had a tenant bring in the father-in-law and step mom. I ended up suing them in the end, even though the original tenants are still with me and have brought in their daughter and granddaughter. They are my four generation renters.
My first question is always "Would you lend them money?" That stops a lot of the referrals right there.
Now while I do not pay for referrals I am headed to one apartment to look at the carpet in the living room. Tenant says she tries to clean it but can't get it all clean with her personal cleaner. It was installed OCT2019 and has been pro cleaned twice that I know of between tenants. I will pay for the cleaning or replace it if need be as a gratuity for the referrals that worked from her as well as her hobby which is yard care.
I wanted to do something to show my appreciation for the yard work and now I have it. Bonus is that it will make the carpet last longer, or worse case it will make the apartment better when I replace it. --107.147.xx.xx |

Yeah no. DH said to do that and it backfired. I have a good tenant but her mom runs a local flophouse and charity (bleeding heart do gooder type).
She has no idea about the difference between a good tenant and a bad one. Kept recommending S8 trainwrecks.

I've had reasonable success with referrals over the years. I haven't done them recently because my market is strong and I haven't had to scrounge up tenants. I used them with some success when the market was down and I was having trouble finding a tenants.
I would keep an email list of good current and former tenants and send them an email with the details of the property and a high-level description of the qualifications necessary to rent. I offered them $50 (I would probably do $100 today) if a lease was signed.
I also printed a sheet for the neighbors that had big letters across the top "Pick your neighbor" with details of the property and applicant qualifications necessary below it. I also offered them $50 if that person was accepted as a tenant. Printed a few and hung them on the doors around my SFH. --209.205.xxx.xx |

I've had referrals from one particular tenant but they couldn't pass screening. I could try to push it more to see what I can get. Actually, I wouldn't mind renting to a few former tenants.
My experience is divided here based on whether I'm talking about the rooming house versus apartments. The rooming house has constant demand with many repeat tenants. It's easy to fill and stays that way. Generally, I have long tenure from apartment tenants, it's just that they're harder to find. --23.28.xx.xx |

Zero, probably. High rent and deposit requirements also. If you pass screening, about $500 upfront gets you in. Demand is constant with repeat customers and folks stay a long time as well.
