A tizzy...
Stalker tenant. Issued notice for him to move to avoid a formal eviction, drafted addendum removing him from lease and forfeiting claim to deposit...he signed electronically and moved out. GF, who stayed, just paid full rent.
Tenant just re-signed, then had family crisis and they issued 60 day notice they were breaking their lease, leaving the area. Showed before they moved, re-rented, new tenants moved in today. No loss of rent - increased rent by $100. Repairs needed: new curtains in one room.
Tenant just re-signed, then bought house. Gave 60-day notice. Showed it two times over 30 minutes, got two apps, rented to second couple, just signed a few moments ago and issued an invoice for the deposit (due before lease is valid, they are waiting to pay.) Increased rent $250. Repairs needed: new dishwasher. We have one in the garage bought on sale from Costco awhile back.
First couple wants the townhouse that we are refreshing after 15 year tenant, so that's that...increased rent $495 (no, it wasn't worth that until the refresh, but yay.)
All these things were unexpected a few months ago, and a few years ago I would have been in an absolute tizzy over so much so fast...

Thank you for sharing. I would have definitely had concern with all that going on at one time as I am a one man crew and still working on my processes.
I am curious though, on the first tenant, what did you name the addendum?
I wouldn't have thought about an addendum to end a lease, but just a notice to vacate. --76.129.xxx.xx |

I had two this week give me notice. One will be leaving 31 August and the other about the 10th of September. The first says she is buying but I am thinking she reconciled with her Ex. The second one is buying a place in the small city we have. --24.101.xxx.xxx |

I used to get all flustered when more than one thing happened at a time. Now I just let it happen. I can't change it so I might as well embrace it.

6x6, I gave THEM a notice to vacate, but she asked if she could stay and I agreed, so we created an addendum ending his tenancy and any claims to the property or the Deposit, and saying he would be trespassing if he returned.

I recall one of Jeffrey's talks from the MR. LL Convention a few years back where he discussed the various "levels" of landlording. As we improve our skills, methods, and procedures, we're able to handle things and take life in stride. The Level 1 landlord feak out about things that are a walk in the park for a Level 3, 4 or 5 landlord.

If you are like me, it was those "tizzy" moments that caused me to back up and find ways to improve the business. In fact it was a tizzy moment that lead me to find Mr. Landlord.
