I have many rentals, and only a few haven't paid rent in the past 4 years during the Pandemic. Here in Los Angeles, landlords were NOT allowed to evict tenants for non-payment of rent since 02-01-2020 thru 03-01-2024. We were only allowed to file for eviction starting in April of 2024. Then it took around 1 year to get a court date. During the court proceedings, the City urged me to settle with my squatters/tenants.
I had to offer them relocation funds in the amount of $18,000 to $24,000, per tenancy. Also the City wanted me to give them up to 90 days to move.
So in this one case I agreed to give the tenant/squatters 30 days to move, but the court ordered payment to the tenants attorney immediately. Some of the money would be released to the tenants to use for moving and securing a new place to live. I also have to provide a recommendation letter with no negative remarks.
So July 31st, the tenants had to be out. They have not moved and all of their stuff is still there.
So the courts had told me that if they tenants aren't out and I paid up front relocation funds, they would order the sheriff to perform a speedy lock out.
So now my attorney has to file a Writ of Possession. The courts now want 7 to 10 days to file it and sent off a notice to the Sheriff to perform a lock out.
The Sheriff will post a 5 day notice and perform the lockout, in an average of to 60 days--thus giving the tenant an extra 80 days in the rental.
All of this and they get to keep my $18,000 relocation money, having not performed.
To date I am owed almost $700,000 in back rents by all of my tenants. I'm also owed $100,000 in current rents. $100,000 in legal fee's. $200,000 in damages and so on with no end in sight. --173.205.xxx.xxx |

We've learned here in the past that Robert J's stories are "questionable", at best -- and heavily "embellished" at the worst. I think there is much more to this story.
That being said, I'm misunderstanding part of it here. You start out by saying that in the "past 4 years", you've had "only a few" that haven't paid rent, correct? And then you say that you're out over $1,000,000 in past rents, fees, and damages??
How the heck do you have $700k in "past rents" when "only a few" haven't paid?
Even if you had 3 ("a few") that haven't paid ANYTHING in the past 4 years... That would be over $58,000/year each. That's almost $5,000/month.
Is that what you are saying? That your rentals are $5k/month and you've had 3 that haven't paid a penny in the past 4 years?

I agree with John, nonsense. Or at least poorly played on Robert’s part. This is where the truck and the chain comes into play. Way cheaper to repair the building even without insurance. Even if the meter riser goes through the roof and rips out the shingles and soffits, way cheaper than $1,000,000 to repair. Tough to live without power. --174.240.xxx.xx |

I have over 100 apartment rentals that I own 100% of myself and hundreds of others in partnership. As well as strip malls, commercial, etc. If you were to read the local news papers or apartment magazines, you'll see that other landlords are out $20,000,000 of rent during the pandemic too. --173.205.xxx.xxx |

Robert J: That is fine if you own all of those. But that isn't how you told the story. You told the story that "a few" didn't pay over 4 years and now you are out over a million dollars.
The story is very different if you have 100s of rentals owed by yourself and others in partnership and are out $1,000,000 over 4 years.

So... you're court date is April... of 2025? And yet you're speaking in the past tense, as if all of this had already happened.
