Very helpful tool: a cost of living calculator across the country.
For my two counties, I am going to modify it to include what my houses actually cost - I then have real numbers overall to apply to an application.

This is easier for me because I have so many small houses and a lot of my rents are similar, so I can modify the Housing costs for, say, a studio, a one bedroom and a two bedroom. I don't need to worry much beyond that. They are all about the same class and all command about the same rents per size, give or take.

Those numbers come out of a highly left group. They include many things that are way above the average as a cost of living its more akin to what is defined as middle class. Here's another calculator that is a little less biased

No for average local tenants, OW. It's a State, county or city-specific calculator. I downloaded my two counties, modified the housing costs, which were a bit wrong for us, but I'm assuming the other numbers are close as they are based on county info. I'm not exactly sure what you are using it for but if it is to evaluate what monthly income is required it very much does matter how it leans. The basis of the numbers that go into the calculation is equivalent to middle class not a minimal living wage. For instance they use the middle of 3 food cost categories published by the government which includes eating out at moderately priced restaurants multiple times a week (I think it was 4 if memory serves me right). Given they are trying to justify higher hourly wages their numbers will likely push you to require a higher income than is necessary. If you can get it that's fine but if your vacancy rate climbs you will know why. --72.45.xxx.xxx |

Another example is their inclusion of household expenses. The government publishes 3 different number. Lowest is the elderly, middle is low income, and highest is urban consumers. They use the most expensive category when calculating what they are pushing as living wage. Again, they are trying to make the case for justifying higher wages and if you compare it to the middle class calculator you will see that as they have defined living wage it calculates in the middle class range. --72.45.xxx.xxx |
