Joe Bod en will unveil a proposal Tuesday to cap housing rental costs nationwide, The Washington Post reported on Monday, citing three people familiar with the matter.
Bod en will announce the plan in Nevada, a state that has seen soaring housing costs and one that is critical to Dem ocrat Bod en's chances in the Nov. 5 election against presumptive Rep ublican nominee Do nald T.
The proposal calls for stripping a tax benefit from landlords who increase their tenants' rent more than 5 percent per year, the Post reported. It would only apply to landlords who own more than 50 units, which represents roughly half of all rental properties, the news outlet said.
Bod en's plan would need to be approved by Cong ress, the Post added.
The Whi te Ho use declined to comment on the report. A person familiar with the matter said that B oden would take more action to cap rent increases and crack down on price gouging by corporate landlords.

I knew this would be posted when I got here today. :)
So, to add context that is often missed...
First, this is a proposal that is early on. Very few details.
Second, the details that we do have say that this would not affect mom-and-pop landlords like most of us.
Third, most importantly, this would be for TWO YEARS ONLY while they encourage and wait for most housing to be built. It also does NOT APPLY to any new housing.
So, this is a nothing-burger really. It "caps" rent increases for very large owners at the reasonable rate of 5% per year for up to two years. That's it. Doesn't apply to anyone else. Doesn't even apply to new rentals that open during that time!
It's just to slow things a bit while they wait for some newer construction to be completed.

Small mom and pop operation here. Nowhere close to 50 units.
But if the gov is saying that they want to cap at 5% for ANY reason then I should consider that my starting point.
My lease says 3% annual with advanced notice if it is more. If this gains any traction I am losing out on 2% increases automatically. I can let the tenants know why it was raised and see how they vote the next go around. --107.147.xx.xx |

If own a rental complex then consider converting out to where tenants control and pay for utilities. Start with hydro electric then heat where finally water and sewage. If rent control was brought in. Then tenants would get increase in utility right away along with the utilities goes up then annual allowed rent increase then effects of rent cap will be minimized. It is stupidity here where in Canada the province of Alberta has no rent control where rents in a free market system are lower along pay provincial sales tax. It is supply and demand which determines rents not government bureaucracy. Like everywhere election promises are not there once elected. Some municipalities already have rent control and high rents. Yes desperate need to buy votes. A lot of people involved that might think it will be good for them.
Then the same for all the student loan forgiveness. "lots O people" ,...lots of votes.
But maybe most, all the illegal aliens which some new projects feel it maybe as much as 16 million, and counting. In some places may vote without checking status,..but I doubt many will in THIS election but I'm going to guess that many will allowed to stay and citizenship granted.and a HUGE voting block, --73.126.xx.xxx |
