Now keep in mind, single-story, shoebox, size small, two bedroom ranch, all hard floors, no carpets. Not including any mini blinds for dusting or cleaning. 840 ft.². 3 girls x $180/hr. Do you think it’s necessary to have someone who is a professional cleaner? In other words, do you think an inexperienced unskilled person like a teenager could do it? If so, check with local babysitters and ask him if they want to make some money on the side or is you’re going through the checkout line at the grocery store talk to one of the baggers and ask them if they wanna make a little extra money maybe you could be there to supervise them, hire two of them you could be the third and just kind of watch over them get it done much cheaper and faster --64.38.xxx.xxx |

I think/guess the problem is you (actually most of us) are telling them to "clean". We should be giving specific instructions. wet wipe vents/radiators. Dust/wet wipe baseboards, window and door frames. Wipe off counter tops. Broom with pillow sheet around wall/ceiling corner to get spider webs. Wipe off ceiling fan blades. Mop floors. Wipe around toilet and tub. Windows, stove, refrigerator ... probably varies with each unit.
I think I'm basically done with the above. Three ladies at that price means, that slow, little ol' (not yet elderly) me would be there for all but three days. Sorry but I could finish before lunch on day one. --98.237.xxx.xx |

Well, Jim, my cleaning crew that I used for a number of years left about three or four years ago. They averaged 125 for a small efficiency to about $250 for a large three or four bedroom two-story house. That included supplying their own materials. Would take them anywhere from 3 to 5 hours. So if you factor in the inflation, the last few years at 30%, that puts my largest rental around $325 if they were still doing it for me. The first lady bid $650 and the second lady bid $1240. So me paying my wife and daughter to clean it and also make a day out of it puts me right around 350 bucks. so that’s what I should expect to pay given inflation and previous people cleaning. --24.152.xxx.xx |

Also, I don’t factor in my own time when I have to do stuff. If the job needs to be done, I get in there and I get my hands dirty and I get it done. Chances are when people say you have to factor in your own time, it’s not like they’re literally in trade out there going and making that money somewhere else. Sometimes yes, with very few people. Small potatoes, The unit was not awful dirty just fingerprints and spills on counter, dust, they did the ceiling fans too and there are three of them and one in kitchen. It was repainted professionally only two years ago with Benjy Moore satin paint. Cabinet top was used nicely. Fridge and under, stove and bathroom with a glass tub surround was in need of cleaning and it's all 1950s tile in the bath, a lovely mud job. I had the central AC on for them too. I had three studios and a two bedroom that needed cleaning. All new construction, so we're talking about the only dirt being construction dust and a very small amount of debris and about 2100 square ft all on a single level. I have a garbage dumpster on site, so it's not as if they'd incur dump fees. They wanted to charge me $1100. That is simply not worth it, so my wife and I are doing it. I'd prefer to hire out but sometimes that simply doesn't work. If someone came in no more than $ 750, I'd gone for it but $ 1100 is too much and we have the available time, so it just made sense to do it. --209.122.xx.xxx |

Last lady that one of my tenants hired to clean her apartment at move out did a meh job, charged her around $200 for a 1k sf 2/1 with all new flooring.
She also washed down the walls because of smoking. But then she still walked outside, door open, sat on the porch and smoked like a chimney.
My daughter was helping me. She is a bit too slow, I had been paying her by the hour ($15) more to be helpful while she waited for her new job to kick in.
Looking into maybe seeing if she wants to work on rare nights or weekends to clean the normal stuff when I have a turnover.
