Ken,

some years ago I purchased a very nice multi-unit apartment house that is somewhat rural, and the town lost its two main employers. With no local employers in the fact that people do not seem to want to drive far, and the fact that it's in the mountains which can mean some bad winter driving days. I find that if I don't rent to section 8 people, it doen't get rented.

To prove that, I run a test ad constantly in Zillo advertising this big apartment house unit which is three-bedroom, beautiful floors big kitchen, big dining room,and a big living room and we include the heat for 1400 a month.

IF Driving 36 miles to the next small city, that would be quite a bargain. I have a few units there and I get a lot more for that size and condition of a unit.

But in the aforementioned building I can go for many months without even an inquiry. Actually I think it has been a year without response. So,......either leave it empty, or take a section 8. We try to vet them enough to see that they are generally good and clean people with a long record of living elsewhere with not only a good reference from their immediate past landlord, but for the one previous to that so that we don't run into somebody who's just trying to get rid of that tenant.

For the most part it's worked okay and we take what section 8 approves plus we might have a little bit which the tenant has to pay. --73.126.xx.xxx

Back when I was accepting S8, the housing office had a list that they handed out.

The problem wasn't just section 8 folks got this list. Other non-profit organizations gave this list to their social workers for cases that needed housing. I don't know how social workers do what they do.

S8 can be alright I suppose, but I wouldn't ever keep a place that relied on that as its primary income source. The whole idea is to increase the quality of each place to attract best qualified applicants. If the best that you have is S8, how on earth would that property appreciate in value? I invest for cash flow but inflation happens so the property values have to go up. --24.101.xxx.xxx

Ray- social workers just look at things differently than we do. we say go get a job because we believe you can take care of yourself.social workers say we should take care of you so be lazy because we dont believe you can take care of yourself.We wife has a cousin who was a social worker,quit the job 25 years ago to become a full time landlord,always had low rents,she really was trying to help but she took the worse case people and always had problems.We had conversations and i couldnt figure her out,in the end she was called a slumlord by city and the very people she was trying to help mainly because she couldnt afford to replace leaky roofs.I showed her one day your rents are way low,raise everyone $100 month and you can literally replace a roof every month,she still wouldnt do it,argued because she cares she should not be labeled a slumlord, i cant help her but interesting to talk to her --74.77.xx.xx

Look at the vacancy rates where if vacancy rates are really low then consider market rent. Make sure the utliities are separated out where if the utility belongs to the tenant then consumption is reduced as lights are turned off and windows closed up tight in winter. Not space heaters plug in when windows are open. Owing rentals is business not charity or feel sorry for someone who is evicted for rent arrears then completely trashing out rental units or house. Run ads on internet sites then check where the rental housing market is and check out rents of competive rental units. --216.110.xxx.xxx

As I said, if I didn't rent to section 8 people I would have an empty building. I take the max what section 8 allow and I can raise the rent portion so the tenant can contribute to come pretty close to a market rate,these are generally older tenants that have SS income and maybe a fair amount of disability funds.

They would rather stay in this nice big building in the quite town they like and often grew up in with a number of friends.

Its a matter of picking good people, yeah I know section 8 has a lot of some really bad ones but they also have people that circumstances in their life have caused them to utilize

the program.

This building's mortgage was paid long ago and has a nice positive income,.
