Just had a guy fill out a pre-screening form who listed his total, documented household income as $800.... for an $800 rental.

Just to be sure we didn't miss a zero or something wasn't clear, I texted: "You listed your total household income as $800. Is there anything else that can be documented?" He had a roommate... figured maybe there was a breakdown in how I asked for TOTAL HOUSEHOLD income.

Response: "Um, no, I'm the only one with income."

Me: "Okay, the rent is $800, so that would unfortunately not meet our minimum criteria of 3x the monthly rent in income. Best wishes on your continued search."

Was he drunk? On drugs? Just plain... clueless? All of the above?

For our Class Cs, we have had single Moms apply with incomes of something like $200 over the monthly rent. When we asked clarifying questions, they all assured us they would have enough for the utilities, food, gas, etc...

Of course we never approved any of them. It makes me wonder if they had significant under the table income that helped them get by in the past. --12.196.xxx.xxx

In the past, I would occasionally get an applicant whose income was less than the rent amount. They would assure me that they would get the rent paid somehow.

I've got a house that is usually the highest rent advertised and I sometimes get folks asking if I take Section 8 in that house. I would be beyond surprised if Section 8 will pay that much rent for their clients. --76.178.xxx.xxx

S i d [MO], that guy must have some relatives in Chicago. I've run into one of them just about every time when I need to screen prospects to fill the vacancy. The last one was just a few weeks ago. The rent was $1500. Her money income was $2000. When I told her that she didn't make enough money, she tried to tell me that $2000 is greater than $1500 and she could afford the rent. I didn't think she was drunk. She just forgot that she needed to eat and pay for other things. Sigh. --99.128.xxx.xxx
