It doesn't matter what brand you buy as you you buy that brand consistently. I like using Delta myself as the flappers are larger than a normal one so more water goes down so fewer clogs. --24.101.xxx.xxx |

On a different LL site, they recommended Gerber Viper as the LL has over 150 units and says he's never had a cloggging problem despite the fact that some of his units are C class and low income. --64.246.xxx.xx |

I like American Standard. They make models with 4" flush valves now. Those models also have bigger P-traps. The warranty is pretty good as well. --76.129.xxx.xx |

Bob,
We are installing dual flush, 2 buttons toilets. Prospects see it as an amenity, helping save the earth. This is VERY important to younger prospects.
Be sure it has a fully glazed trap. Many don't.

I am a California Licensed Plumbing Contractor, besides being a landlord, etc. Every year, I go to the wholesale plumbing shows and look at toilets. I bring my issues to the convention and look for solutions.
One problem I had is tenants had to flush two to three times to get all of the crap down the john. Plus I only had 3" toilet flanges, to 4 inch. And I needed 10", 12" and 14" rough in toilets.
At the show I found a toilet that I could push the trip level and 36 gulf balls would flush down john without issues. --45.32.xx.xxx |

There are a lot of difference in the cheap toilets and the more expensive that really makes a difference. First, the bolts and washers are much heavier and made from brass so they don't deteriorate, the rubber is high grade so it lasts longer. Then the traps are smooth and have a full layer of glaze making it slick. Finally, there is a lot more engineering (fluid dynamics) that goes into them to get more cleaning power per flush than the cheap ones. American Standard is one of the best. Kohler is good too.
Then there are expensive toilets that are cheaply built. These toilets are being produced by Chinese companies that bought rights to recognized names. Jacuzzi toilets are a good example. --209.205.xxx.xx |

Been using the American standard cadet 3 / cadet pro for years. Never a problem. At the time we switched as our go to one.
This was the best by AS and had a very high flush / mapp rating.
Never had any problems or need to go up to the newer model Champion.
Also be careful with the dual flush models. All work well on newer homes which have a 3" main sewer line.
Older homes had 4". And those with old cast iron dont have a smooth pipe to work with. It will have some rust.
A 4" pipe needs more water to flush everything out. On a 3" the water level will be higher when you flush.
So some will have problems with what they call soft clogs.
We have not had any problems. But the toilets already use a lot less water. Not worth the chance on the half flushes you will have on the dual flush models. Those extra full flushes help keep the line clear. --73.251.xx.xx |

For rentals the best option is to go with Niagara Flapper Less toilet as low volume flush along with a bucket that empties when lever is depressed. If for own house then can pressure flush low volume flush toilets where some have a 3 litre flush less then a Us Gallon. Pressure flush pushes the waste down where quick flush. The only draw back is noisy flush. Flappers eventually leak where if tenants are not paying for the water then can get a significant water bill. if want to get a Niagara Flapper Less then go into website to find a distributor in the state or one close to home. --216.110.xxx.xxx |

I am going to admit that I installed a Pro Source toilet in my half bath. Never had a problem with it. Swapped it out with a American Standard just because I bought a place and it had a new one in there.
Testing purposes and all that.
Both have 3" flapper, although the AS has the bigger flush system.
Bought a Toto at the last house. No problems with it either except for the price I paid. --107.147.xx.xx |

I looked into them a year or so ago because Robert was so adamant about them.
From the limited research I did they are turning out to be junk now because of the exports from China.
The little handles become brittle and break or the interior tanks crack. Both of these things make it useless.
Once again it seems like you get what you pay for.
This is old research so do your own due diligence. --107.147.xx.xx |

We bought a nicer Kohler toilet for our house. I regret it. Yes, it flushes fine. But there are two rubber gaskets on the propriatary flapper, and THEY DON'T SELL REPLACEMENTS for one of them! You have to call and submit a warranty claim. We've replaced the seal twice already, and it sounds like it's starting to go again.
Cadet 3 is good enough for me.

I never had a handle break on the Niagara Flapper Less toilet where once set up no problems. The Niagara Flapper Less toilet was designed in Canada where if produced here would too expensive so it is manufactured in China. With pressure flush toilets it is the $300 plus price then it is worthwhile to manufacture in North America. Some toilets are manufactured in Mexico. A lot of companies from China have set up manufacturing In Mexico where can export to the rest of North America. Suppose there would EV set up there then would provide low EV vehicles while at the same time would wipe out the big three. Can go into website most states have distributors for Niagara Flapper Less toilets where buy some spare parts so if ever breaks then can easily repair. Compared to flapper toilets where a leaking flapper can case a large water bill. --216.110.xxx.xxx |
