Many years ago I had a gentleman apply and found out he was putting his GF down as his landlord. When I found out who the real owner was, she said she thought she knew why he had done that and he was a very nice person and we did rent to him successfully. However, the thought of a person lying on an application has always been a big turn off for me.
Today, we continued with work on our latest turnover/eviction. So maybe I'm more cautious than ever, I did reach out to prospect I had pretty much decided on (based on job,# of occupants,etc.) to give her an update. And she asked me, "So I have been approved?" I quickly told her I wanted to meet and talk to her and also still had to contact landlord. So when I tried to call her LL, it went to voicemail and no call back.
I decided to confirm ownership of property and it is out of state, could not do online successfully. I called the number and it confirmed my suspicions, not the owner.
I have googled name and gotten a phone number, waiting to see if real landlord/owner calls me. I doubt it.
So this girl has 2 dogs so potential for lots of damage. She does have a state job in kitchen of local prison (10 months), living in a camper 40 miles from job, so she's anxious.
I am really having second thoughts. But the other people I've had interested are so awful. Thoughts? Wait? --216.126.xx.xxx |

Not enough info to make an informed decision, but with the limited amount of info, I would say pass. Less than a year on the job (what about job before that?), she’s living in a CAMPER, much less, with two dogs. And she lied on the app, that by itself should be an automatic dq.
If you accept pets, charge additional fees and deposits. People will pay them

I don't know about you LLs but on my application there is a place for references. The first one says Emergency Contacts - Friends or Family. The second section says Personal references - no family.
I like it when someone lists their mother. Moms will tell you everything about their kid. Ask questions. Are they neat, organized, clean, responsible? Do they smoke? Do they have pets? When he/she was kid did they have chores? Did they help around the house?
I also call their friends. Their friends know if they smoke and if they have pets. What kid of dog do they have? Oh a Doberman pit mix? Interesting!

Impersonating a former/current LL is a big red flag in my book. Auto DQ. So far only one person has pulled that stunt back when I was restarting into REI. I immediately detected it, contacted the REAL former LL from the tax rolls and he was deceived by her dimply smile.
She left him with lots of damage, unauthorized painting of wild colors and owning rent money. I gladly informed him of where she worked. Oh yeah and her BF burned down the last place they were in due to kitchen grease. --64.246.xxx.xx |

My point was: Some people actually don't believe they are lying when they put a roommates name down if they pay their half of rent (500.) to the roommate. The roommate could be leasing out room illegally, but none of that matters to them!

I will be closing an estate property on the 15th. So why did I pick up a 3 bedroom 2 bath 60 year old home this time of the year? This gives a very limited amount of to update and get it marketed to folks who will move into it? So why rush myself?
Who rents a place like that? Well since the school district is good and the high school is a quarter mile away, families with kids. So that is my niche.
If I am looking for a quality applicant, do I look for them after school starts the first week of September? I am inclined to believe the best qualified applicants plan to move and will be moved before that first day of school. So by establishing that niche customer, I can market accordingly to get the best qualified folks. After the first, I might get someone - but they didn't plan things out well. --24.101.xxx.xxx |

This is the worst property we have, age, size, type. 1986 14 x 48 singlewide, 2 bedrooms, one bath. Located in a wooded area, almost no lawn, about 9 miles from the nearest small town (Food Lion). It will never attract a professional person.
I would say it beats an apartment, or a trailer park because of more privacy but that's about it. It does have house windows and central air. --216.126.xx.xxx |

One way to easily verify if they are property manager or landlord is call then ask if they any apartments, houses or condominiums for rent. If they do not then they are friend or relative. Another very common trick is to change one letter in surname where comes back no credit history. Check place of employment where phone book or interent where if not real then put rental application aside. In the ad will provide rental applications to all adults interested in rental unit or house. Before moving in utilities must in tenants name. Unpaid utilitles and unpaid rent goes hand in hand toghether. Now that vacancy rates are declining problem tenants are looking for keys not credit checks where those who handed the keys through the gates of hell have sold then no longer in the rental housing business. I am lucky right now I guess in that I do not have to settle.
Easy for me to say as I will be listing a place when I get back from the boot camp.
Had one application come thru when I first took the place back but they didn't have very long on the job and didn't fill everything out on the app. On the page where they get the download link it says that any false information or non complete apps could be cause for disqualification.

I was able to contact the reference and I asked first if they had been a roommate of my prospect? (She said no) After talking with her for a few minutes, I divulged that the property owner name & her name did not match, and she called the owners name and said she was a property manager.
She actually gave the girl a very good reference. So I am glad I called her again and did leave another message about why I wanted to speak to her.
I had just asked her to call me without saying why.
