I use a special ringtone for my tenants. My phone rang this morning. I answered wondering what was wrong. Tenant said, this is so and so, I’m calling because we will be there in 15 min with your appliance. I said ok. I keep personal and business separate and tenants don’t know where I live. Today however, I had a tenant in my house removing an appliance. One of those moments I am glad that I am a fair responsive landlord that treats my tenants with respect. I call myself the property manager and they usually meet me in my landlord clothes. Today, my tenant saw how I live. Glad the rent increase I gave a few months ago was reasonable and my husband drove his Porsche to work this morning.

I don't want to run into tenants going about my life. In the past, I rented a car from Enterprise and one of my rooming house tenants happened to work there. This location was in my town. Another tenant drives a bus in my town and in the adjoining town where my rentals are. She's honked at me in my town. I ran into her the other week in the Walmart parking lot and again in the store. Ken, I did stop going to that Enterprise. My tenant washed the cars and wasn't a sales person but could gain access to my stuff. I had to stop going to a Dunkin Donuts that another tenant worked at. I run into this bus driving tenant a few times a year. I don't mind the bus but I sometimes run into her in this one shopping center. Nothing one can do about that. --209.122.xx.xxx |

I live in a smallish area so I run into my tenants in public and at their places of employment.
Took my vehicle to the same garage for 30+ years. One day I walked in to drop off for inspection and one of my tenants was working there.
I see my tenants at school functions I attend for grandchildren.
One worked at the goodwill store part time where I used to purchase items for my efficiencies(I did start to shop at times I assumed she wasn't there but was at her day time job).
One time I was putting something out to the curb at my home and one of my tenants pulled up.... he was driving around night before trash pick up gathering metal (as so many do in my area) and it was sheer coincidence.
Family member in a nursing home where a tenant used to work.
Can't be avoided when you have been at this a long time. When I first started purchasing places, I never considered buying at a distance. I always liked close to home because I managed and did most of the work myself.

No way do I want them to know where I live. My kid and mother in law know. I have another family that knows but never shows up. Guess my cousin that is buying a place from me knows as well. Wow that is a lot more than I thought. Had a tenant last year drive by and see me putting the wife's Halloween decorations up. She texted me. I ignored it. She later mentioned it and said she thought it was my kid's place.
Besides family none are welcome to the house, and some of the family better call first.
I have seen tenants at the store before, or a restaurant. Once I know where they work I tend to avoid that if at all possible. Small areas with small towns so you are going to see them eventually.
Know one local guy who has I think three SFHs. His tenants come to his house and drop the rent off in a box at his front door. Wow, no way in the world I would want that. He has said there have been a few near toss ups because of late fees and such.
Not sure over the years the number of tenants that said they had the money and late fees and would happily meet me at my house to drop them off. Umm, no. Banking hours are over. --107.147.xx.xx |

Zero, a guy I bought a place from would either go pick up the rent or have the tenants drop off at his house. He had a lockbox built into his front yard for that very purpose. All collections were in cash whether picked up or dropped off. Too much work and risk for me. --209.122.xx.xxx |
