I just got a complaint from a tenant that one of the other tenants in a quadplex was growing a few pot plant outside in the back yard (in containers) for recreational usage. The tenant that is complaining is only complaining because that's how they are. However, in North Carolina this is still not legal. In this woke world that we are in, are there any discrimination or harassment issues if I bring this forward to the tenant in violation? --152.193.xx.xxx

I agree, tell them to call the cops. why dont they just pull them out and deny knowing anything about it? both of your tenants are idiots --74.77.xx.xx

I would thank the tenant for not growing inside, it would be a lot of work to get rid of that smell. If the cops are called, that’s exactly what he’ll do-move it inside. --174.193.xx.xxx

It is still illegal in my state. When I get a call about someone smoking it in a duplex I will send a nice, but firm, text reminding them that although the police do not actively search for smokers it is still illegal.

If that doesn't stop it I tell the other tenant to call the police and supply me with the paperwork after. Then it is a lease violation.

When Indiana does finally make it legal I need to decide if I will push the federal law instead. I hate the smell of that stuff. It is so much more than even cigarette smoke. --107.147.xx.xx

Zero, if you have a no smoking policy enforce it.

Jeff, they are griwing it inside in the cold months and smoking it. Do you have a a no smoking policy? --172.59.xxx.xxx

Yeah , let THEM call the police. The po-po will do nothing because they have bigger problems ... and so do you. --198.168.xx.xxx

No weed, no drugs, no smoking. Lease will not be renewed.

do you not do quarterly inspections? Go change the air filter and figure out what is going on in YOUR property. --65.188.xxx.xxx

Legal in Oregon--not legal according to Federal laws. We specifically prohibit growing...don't want any chance of our property being seized. Period. End of discussion.

I don't have any moral problem with growing or using, just don't endanger my property. Heck, I would rather deal with a stoner than a drunk. --76.138.xxx.xxx

Send them a polite notice: I heard a rumor that there is marijuana growing in the backyard. That is against the terms of your lease.

I am assuming that it is nothing more than an idle gossip, but still, I will be coming by to do an inspection by the end of the week. Don't let me find any marijuana anywhere on the property. I really don't want to have to evict you for a lease violation. --76.178.xxx.xxx

Small potatoes, I am just now working on making my places non-smoking/vaping.

I am allowing the ones already in but new tenants are not allowed.

So if I caught them in a new tenancy they would be in violation of the lease. --107.147.xx.xx

Here is what I did.... I sent a note that said: "I was just advised that you will need to remove the cannabis plants that are in the back yard as it is not legal in North Carolina."

The next day all of the plants were gone which the complaining tenant immediately let me know. I should also mention that the tenants with the weed plants are great folks and they have no payment issues and stick to themselves. The tenant that had complained was only doing so because he is in mediocre standing with me and he has a tendency to go find problems (not mind his own business) when he pays late which is what happened.

I have been in the landlording business for many years and this situation to me was a minor inconvenience. I never have done regular interior inspections (except to get people to move out) as I don't rent to those types of people nor do I have housing which requires it. I appreciate the many responses and opinions of the folks that responded on the blog. Thank you. --152.193.xx.xxx

Everything was solved with little to no drama.

Good deal!

I had a tenant who would complain about other tenants in the community all the time. Anything that she could complain about, real or perceived.

As we started looking back at the logged complaints I saw a pattern. She would complain about things that the new lady tenants were doing over anyone else. I think she was worried her husband would sniff around.

Turns out she ended up leaving the hubby and kids for a guy she met online out of state.

Oh the tangled webs we weave. --107.147.xx.xx
