I still have the letters that tenants wrote to get the rent appealed on apartment building that I have once owned. I was four owner in where the others gave up then sold where the rent was really economically depressed. Unlike the previous owners I planned on renovating the building where applied for a conditional order where once the work was done there were no longer any rent appeals. I was ready to take criticism where the economically depressed was the reason why the apartment was cold in winter time along rental unit failed building code. There were four rental units with building code violations where fixed all four rental units plus most the rental units in building where fixed the boiler by having heat exchanger replaced then changed the windows in hallways. Removed rust and repainted all balconies. Replaced all the tiles in hallways and laundry room then completely painted all the hallways along with installing a new back door on building. Then went for hearing in the city hall where hired a expert. While the first rent increase 20.45 per cent the rent appealed failed where one January 5 rentals became vacant as there were no longer anymore rent appeals. The landlord moved out as he was raising the rent on four plex he owned illegally where I was under the rent registry where only raise for a above guideline increase. After that never heard a complaint about the rent as the condition of building in terms of appearance and function was improve. If nothing was done the building would become no longer livable as the heating system would be completely broken. Now rents in the province of Ontario are really high as there is not much new construction.

Sounds like you did well with the place and was able to raise the rent substantially. Are you now the sole owner? --76.129.xxx.xx

From what I recall you were up there were I used to go to CFL games. Is that region economically depressed? Pittsburgh has rediscovered itself. I am still not a huge fan of investing down in the big city though. I like my more rural route --24.101.xxx.xxx

Over all the country is doing well where there is recession. New construction along with improved inter city train service where if want to work then can get a job. Vacancy rates are really low. --207.236.xxx.xxx
