State by state issue. Federal law does not include source of income yet, or Arbitrary Characteristics either. So I *can* NOT rent to anyone whose profession might be an issue: Lawyers (worse, legal assistants!) cops, PMs, Realtors, etc. Or whose look or manner is off-putting to me: pink hair, blue hair, prison tats...whatever. --173.28.xx.xxx |

i gotta chime in here.................
my current wife is an attorney
my ex wife is an attorney
ive been asked many times if im an attorney, by peers, tenants
contractors, people ive met on vacation and conversations at bars, restaurants, gyms and supermarkets.
I dont think i behave in an arrogant condescending or argumentative manner. I dont take pleasure in being a bully. I dont have to be right or win just for the sake of it.
I may perhaps be one of the few remaining business people who believe in good faith and fair dealing and that a win win / fair fair deal is possible.
My goal is not to ''crush'' the person on the other side of the deal.
Most times, some money left on the table is well spent.
Farmers leave the corners of their fields un-harvested for less fortunate locals to forage, not just to drive the tractor faster and clear the field faster.
Many of the posters here seem to not share those cannons.
I have been blessed with generally good tenants in B plus and better properties, which on occasion I have been able / needed to hold vacant till the right applicant presented themselves.
I don't expect carpeting to last 25 years.
When a 19 year, lovely, performing tenant finally moves on or dies,....I say thank you very, very much for giving me the opportunity to know you !
I've never had conversations about what Judges like to refer to as ""tenant residue"". I am gracious, generous and accepting of it, as part of the business we're in.
Wear and tear and depreciation is in our business model, remains tax advantaged and is not intended to be laid back on our customers / tenants----be they the less educated and sophisticated or legal professionals and individualS trained to kill.
This is a people business and Lawyers, Cops, Military and our colleague real estate people are not the enemy.
They may perhaps be smarter and/or more contentious than some of us are,......but thats not necessarily their fault,.... it's your's !

dave CA, I think you missed the point. Most of us want to provide clean, safe, decent, reasonable housing. Tenants are our customers. We just don't want tenants who are litigious or know how to use the system against us.

Rented to a stripper once, her name was Stormy. A legend in my landlording experience! She had a fish tank with a puffy fish that when she moved out her mother and her dropped the entire tank in the driveway and it laid there until I could get the paperwork together to officially get her put. The super jealous boy friend was the real problem. Anyways she disappeared leaving most of her stuff including the dead fish. Then four months later shows up and ask where her stuff is... My mother ... Said "what stuff?" It was classic. Miss my mom. Learned a lot. The girl drove away. About five years later I get a called on the ad for the SAME house for rent, it was a guy, he said it was two people, him and his girlfriend, her name is Stormy! Lol... I've got a policeman right now and he is the best tenant I've ever had... of course, he is a native Idahoan and I find that the folks born and raised here are quite different than the people who are moving in from California and Seattle. It was the same in Oregon. Native born Oregonians were much more reliable and honest than the incomers and they are much less entitled or easily offended.
I've got the principal of the Catholic High School. Is that the same as a preacher? He and his family are great people and his wife is well organized and all the kids are adorable and well mannered. It makes a huge difference when mom is a stay-at-home mom who takes her job seriously.
I've had a lawyer and he was a decent guy. He was the type of lawyer who writes mills and looks at contracts, not a litigator.
I won't take anyone who belongs to any of the humaniac organizations, like PETA.
I am very wary of property managers. If they are managing property, why are they not arranging a rental for themselves?
I'd take a tenant on welfare if they meet all of my written criteria, but none of them ever come close.
I would not take anyone in the porn industry, or anyone whose income comes from illegal sources. Also rejected are source of income that are unreliable, like selling Mary Kay. --76.178.xxx.xxx |

I think it honestly depends on the person not the profession. To your point mapleaf, if someone is telling me what I can or cannot do (or stating things about their current situation and brings that up) then I normally do not end up renting to them (either they decide they don't want it or something else occurs).
I have rented to RE Agents (I didn't know it at the time which is funny since I AM an agent but I had no idea who this person was and they didn't put it down on their application. It was mentioned when we were reviewing the lease. With that said, she was only in the apartment a few months and then left).
I have also had a police officer (not from the same town as he didn't want to live where he worked... don't blame him... his point was that he didn't want to be walking in a store shopping when he could end up "bumping" into people that he's arrested or whatever).
He was a good tenant. So again, I think it's more of the person and their attitude that I wouldn't rent to vs their actual profession. That said, when someone says "I'm a property manager too"... I do cringe a bit LOL. --67.253.xxx.xxx |

Sid, her last name was not Daniels. I rented to a police officer once, he ended up buying the house from me, it worked well for both of us. My good friend is a pastor's wife and they rent, I can tell you that I would not rent to same, as I know what they do to their rental house, yikes. However right now, and until June of next year, I do have a Pastor and his family in a condo, there are so many condo rules and clauses in our lease that so far I've been fortunate that it's working. The biggest issue is they will use (and have) the kitchen to prepare huge quantities of food for the church. For this family I've had to replace a Decor (high end) convention/ microwave and the cook range (they abuse such) and I'll be pleased when they our agreement ends. I knew better! Their support staff will get tons of free legal assistance.
My SonInLaw is an ex-cop. He says they are trained to NEVER BACK DOWN. This explains some of the senseless police killings.
Had to evict a lawyer once. Never again!
One of my worst evictions was a guy who worked for the Dept of Natural Resources. I assumed Ranger Rick teaching kids about birds. NOPE! Game Warden - the only officer who can arrest a state trooper. HUGE bully and a drunk with badge and guns. Neighbors cheered when he moved out.
I'll add friends and relatives. They frequently assume and expect extra privileges. And the Old Biddy network will condemn you for not ____ (fill int the blank).
Not worth the risk!

I have rented to one person who I worked with back when I was at a W2. It turned out well. I would not do it again. We recently made it a rule not to rent to anyone that works for the same place that my wife does. Not worth the potential drama.
Have had mostly good luck renting to family. Started with my mother-in-law who is still with us. Rented to a cousin because I was trying to help. That turned sour. Rent to another cousin from the other side and she is actually buying the place.
Have rented to both my kids. Yeah they got little breaks because the Boss said so. Mostly good deals all around. The one that is left seems to think I can only come over to do work when it pleases him. So I just don't do it. Ha.
My problem with friends and family is that it is so easy to get too invested in their lives. I see the cousin who is buying the place do stuff and I try to correct her. She has put a lot of money into the place. Siding, windows, flooring, etc. But none of it was done as it should have been. Still better than when she took it over.
Also she still refuses to go get a real loan. I am charging her 10% interest and she is fine with it because the payments are cheap. --107.147.xx.xx |

An old seasoned landlord told me the 4P's but they were Painters, Policemen, Prostitutes, and Preachers. Painters - because they always want to trade work for rent; Policemen - because they think they know the law better than you; Prostitutes - because they will be in jail and not pay the rent AND you cannot garnish their pay; and Preachers - because they think God will provide....
Personally, I've found that the worst often talk a stream about how wonderfully they will care for the unit. "I love to garden...I'll plant flowers and make it beautiful," then never water anything. Family was a HUGE regret. I lived near the complex and an uncle would arrive griping at 7am at my home demanding ridiculous remedies to very small issues.
I never rent to smokers - no matter their profound promises not to smoke inside. On 5 degree mornings, their habit never proves me wrong. Cigarette butts end up everywhere and they deny ownership and refuse to clean up. One even had a hot butt fall through the deck into a dog kennel with a fabric dog bed and it caught the bed on fire.
If given the choice between an 18-25 year old with no credit and a 40-year old with an attitude of entitlement and mediocre credit, I'll go with the younger of the two because they have proven to be less contentious and less refined in all the ways to scam people out of money they owe. They are also often trying to build their credit, so they seem to try harder. The older ones with any rough credit have given up.
Scary looking people that would discourage the preferred old ladies who vacuum daily from renting. Also, anyone who admits being in a current drama-filled issue.
Surprisingly, I'm about to add nurses with pets to my list - as their occupations leave them unable to let their pets out during their 13-hour shifts. This has happened multiple times now.
To each of these, there is always that one exception - but often the risk becomes not worth it. Worse, as "cash for keys" becomes less expensive and problematic than doing evictions or terminations, you do not make any income (and go in the hole), which is not the goal of landlording.
