We are working towards a temporary rental under a Relocation Service for a family who had a lot of weather related damage to their home. We've worked with the Relo Service before and found they pay early and pay a premium above market value for the rental. We expect the rental will be 6 or more months based on the contractor's estimate for completion of the repairs to the other home.

One child has a big allergy to pet dander. The prior tenants had two dogs and will be having a professional cleaning done to the house, including a professional cleaning of the carpet. The prospect has mentioned the allergy concern and we looked into getting the HVAC and ducts cleaned. The best package deal for all removal of dust, mildew, fungus, etc. appears to be the ideal way to prevent issues for the family $500.

Should I ask the Relo Service to assist with paying for this special HVAC cleaning accommodation? We will come out with at least $2K extra for the first 6 months of rental income. Just considering how this may go south if the new family moves in and still has issues with allergies.

Back maybe 17 years ago I had a relo company pull a curveball at me - or so I thought initially. The company said the house the family had central air and they noticed my place did not.

I told them I wasn't installing new HVAC for them they said no need. If they bought four window AC units and dropped them off, if I would install them for the family in May I could keep them in September. Now I should have said they needed six or more units but I didn't know any better. I was still trying to figure out why they were paying me 1.5 times the rent without batting an eye.

Fast forward to where there was a major insurance claim and I find out that the normal monthly payment is paid by the tenants and insurance only pays that surplus. --24.101.xxx.xxx

Any time you jump for a POSSIBLE T, it never works. They won't move in, won't like it and you have spent time and money doing something that would have been fine before. THEY can pay for it. My bet is they haven't even seen the unit. You can tell them about the prior dogs, etc but they can make the choice/expense. Do you think the bit apartment complexes go through all of that extra cleaning? Have you done a criminal/credit app on them? I say don't waste your time or money. --73.230.xxx.xx

Sure, ask the relocation service if they will pay for it. If they will, you get your ducts cleaned at no charge to yourself. If they don't want to, then let the tenants know that there have been pets and let them pay for the extra cleaning themselves.

That's how handicapped accommodation works. The disabled pay for the renovations. The allergic get to pay for extra cleaning. --76.178.xxx.xxx
