This AI thing is cutting both ways. I just got a pre-screener in today and this was in the comment section:

"I don't speak English yet but I'm in the process of learning, Throughout my tenancy, I have maintained an impeccable record of punctual rent payment. Valuing the importance of financial responsibility, I have always made sure to fulfill my contractual obligations in a diligent and timely manner.

Furthermore, I have a deep respect for the maintenance and care of the property. I always make sure to keep the place in optimal condition and to comply with the regulations and agreements established to ensure a harmonious environment.

I am available to discuss any additional details you deem necessary and provide references from my previous landlords, who can confirm my commitment and good behavior as a tenant.

I remain at your disposal for any questions you may have and look forward to the possibility of establishing a mutually beneficial leasing relationship."

Well, I have to give him points for creativity. Of course, it could be total BS, but he's done a good job selling himself. LOL!

That's very interesting, GKARL. That brings some questions to mind.

How will this effect our screening as LL's if tenants use AI to generate responses?

Will it make it easier for them to get past the prescreen?

How would we know for sure if they are using AI?

Is this something that should be a disclosure?

Should we ask, on our prescreen form, if they are using AI?

How would we know if they are lying?

Is there a way to verify AI usage?

Perhaps our prescreen forms should be from AI?

Would we have to disclose that?

One can understand that housing is not a right when they move into a rental unit or house then engage in criminal activity, disturb the peace and enjoyment of other tenants or impair the safety by removing wired battery back up smoke carbon monoxide alarms or bring in vicious dog. Rental units with separated out utilities problem tenants screen themselves out by having unpaid utility bills as rent arrears as well. National origin, source of income, sexual orientation is never issues. But unstable past tenancy along unpaid bills already set a precedent on how things turn out. The baseline in the province of Ontario is 700 and above or you keep looking for keys which are becoming rare. Some of those tenancy advocates are actually homeowners where generous government grants support owning your own house where have some squatters move in with free utilities then see if they live for free with free utilities. I remember the time went down to housing ministers office then ask why they are supporting left wing extreme fringe groups then a few months later a lot of those advocacy groups went defunct or bankrupt as there longer government support. One sold his house in Ottawa where moved to Toronto where bought another house along city continued to fund those extreme left wing groups. --207.236.xxx.xxx

Then again since he doesn't speak English his translation might have been spot on for what he was trying.

Very clever prospect. I like this guy. He’s a problem solver. I would continue with the screening process. I hate when I get calls from non-English speakers and they somehow magically expect we will be able to communicate with each other. Instead it’s just painful for both of us.

I was at Costco recently and a customer at the automotive desk was speaking into his phone in Russian (I believe) and it would speak and print the translation. The employee and customer went back and forth this way. It was pretty cool.

I work in tech. AI is amazing and it is absolutely nothing to be feared. The media loves to talk about the “dangers”. Please. My laptop is going to strangle me in my sleep? --172.58.xx.xxx

That was Google Translate, a free app. I use it in CONVERSTION mode to talk / translate live, on speaker, during a conversation with contractors and residents.

They assure me it's pretty accurate.
