This is an interesting link. My own area has nearly an 8% vacancy rate for 2024 vs a 5.5% rate for 2023. In addition, over half of renters are considered to be cost burdened and this increased a few points over 2023 as well. The latter is defined as paying over 30% of income towards rent. This may explain the difficulty some of us are encountering in renting our places. Here's the link:

GKarl, looked last night online at my competition. There’s one other rental available in my ZIP Code. One! A three bedroom two bath trailer in a trailer park for $1350 a month. So I basically have zero competition and I can’t give it away. Strange times. Strange tenant pool. --174.240.xxx.xxx |

I think this could be a two edge sword. I think if rents drop a lot, I may have to drop them in the rooming house also, but if folks remain cost burdened, that's favorable for rooms. --209.122.xx.xxx |

NE, like I said in the other string, yours is a cautionary tale. I think other LLs are flexing requirements to stay rented but I also think they experience higher levels of evictions and damages which is more expensive than dealing with a vacancy. If you and I are encountering this, other folks have to be as well but it's early yet and no one fully appreciates what's going down. I hear you GKARL! Someone posted on Next Door Neighbor about their rent increase. Then we all asked what she was paying. For a 3 bedroom she was paying the same amount that 1 bedrooms around her are going for. LL's responded with the costs of upkeep and every increase LL's experience exponentially. It will be interesting to see where rents go.

Rents finally went up in my little town of about 5000. No growth mostly rural area.
SFH - 2x1 with office - B+ - Good neighborhood - 2023 $675 - May 2024 $800. I was asking 850, about where the comps were. I went with the 800 because the rent pool was terrible - Only 2 of 25 passed the prescreen. --75.182.xxx.xxx |
