I am helping a young guy learning the business,he mailed a lady that had a lis pendens filed against her which usually means the bank is foreclosing for not paying the mortgage.She left him a message asking him if he could call her and explain why she is getting so many letters about buying her house.I told him to look her up at the county clerks website so he knew what was going on and he found the lis pendens says the bank erroneously filed a satisfaction of mortgage in 2021 and they are asking the court to nullify that satisfaction and put the mortgage back in place.I have never seen that before, i find it very interesting --74.77.xx.xx |

Good for him for informing this resident of the situation. Spouses hide such. Banks do make mistakes. Perhaps she's a trust fund paying her bills and she really didn't know. It has happened to a responsible family I knew. Interesting indeed. --172.59.xxx.xxx |

Wow.....
Around here the title company makes you sign a sheet saying you agree to them to correct any errors that might pop up, but that would be limited strictly to closing that they have completed.

DJ, it is TD BANK NA. It wont take but 5 minutes to explain to her what is happening, he is the good guy in her mind,he is a licensed agent so maybe she will call or refer someone to her because he helped when he had nothing to gain,good way to gain a customer base --74.77.xx.xx |

plenty, my wife's best friend had that happen to her.
She went to work and all was normal. She came home and a crew was ripping the windows out of her house.
Turns out her husband set it all up, took out a large loan as well. New windows, soffit, fascia, gutters and siding.
She was talking with my wife about the amount of money the loan was for. This was pre-covid times. Wife asked me and I did some math. Even hiring higher end contractors (he used Lowes) it shouldn't be that much.
The friend found out later, after the divorce, that he was paying gambling debts as well. They nearly lost the house. She feared filing BK.
Once he was gone she was making it work with just her salary. --107.147.xx.xx |
