State Specific Question About: IDAHO (ID)

Hi Everyone - I'm a little confused about how to calculate RUB (ratio utility billing) and include this amount to each tenant's monthly rent.

When I started doing this, the first year was easy - add all utilities for the year, divide by 4 (units) and add to the rent. For the consecutive year for the "same tenants", do I do the same thing, OR...

Do I add total utilities for the current year, and subtract last year's utilities, and bill the tenant's for just the difference (increase) in the utilities? Since I send rent/utility increase letters on December 1, to give tenants a 30-day notice of rent/utility increase effective January 1, I understand I am working with year-old figures, in other words, billing 1 year in arrears...that's ok

For new tenants, I bill them for 1/4 of the total utilities.

I'm a little confused. Please clear this up for me!! Have a good day.

Does your lease disclose this practice? Does your state authorize it?

I do not like the concept, and I would probably NOT do it. I'd estimate a cost based on your historic levels, add that to the based rent and rent the place as "utilities included."

Expensive upfront where first the most abused utility is separate out hydro electricity then if natural gas then separate out by installing high efficiency wall mounted wall mounted gas boilers. Buy some water meters on Amazon then will know exactly how cubic meters of water consumption by using Uponor pex piping. When tenant pays directly for a utility the consumption drops then if included in rent. The value of the rental building goes up along in future is easier to sell. Also problem tenants are screened out as unpaid utilities and unpaid rent go hand in hand together. In a four plex some tenants will not conserve. Even if utility is included in rent then know exactly consumption then will know exactly how much to charge if metered. All inclusive rentals are becoming a thing of the past where to reduce green house gasses the future is taking place. --207.236.xxx.xxx

Terry,

We do RUBS by the number of PERSONS when splitting the water/sewer bill. Single guy in Apt #1, family of 4 in Apt #2 = divide the cost by 5 for a cost per person. #1 pay 1x, #2 pays 4x.

We average the past 12 months and add 10% for inflation THIS year. We make an adjustment once a year when their lease renews so as not to overcharge, but this formula usually comes real close.

Ask your utility co if they offer BUDGET BILLING - 11 equal payments then catch up or discount on month 12.
