We have a potential tenant who has been harassing us and trying to pressure us for quick approval. He called 18 times yesterday and we are still processing the application. Could this be grounds for Denial? It clearly states on the application instructions it takes 5-7 business days. I can just imagine if there was a maintenance issue.

No way would i be dealing with this guy,he doesnt pass the cooperative test. You have every right and reason not to accept him. block him, you dont even need to try to explain anything to him,if you talk to him he will start calling you names and saying you are discriminating against him. --74.77.xx.xx

18 times in one day doesn't meet my criteria for cooperative/respectful applicant. His application is automatically denied, no need to look further.

If you don't have that as one of your evaluation criteria, I would strongly suggest it. --209.205.xxx.xx

#1 criteria for accepting tenant: COOPERATION in all things.

FAIL

#2 Reasonable in their overall expectations

FAIL

#3 Polite and respectful of me and my time, as I am of theirs FAIL

(5-7 days is a long time though. NOT that I would expect you to change your methods for this idiot, but moving forward I would try to speed up the process somehow. JMHO.) --198.54.xxx.xxx

Just a side note about Mr. Block. You won't receive any texts from them nor calls but generally speaking they still can leave voice mails. --64.246.xxx.xx

18 times in a day. PITA prospect, unreasonable, pressuring me, etc all equal denial. Just put your reasons in your written criteria. --73.159.xxx.xx

Wow, I thought mine was bad. I had a prospect who had call me 3 times a day in the last few days after showing. So I blocked her number on the third day. Your 18 times a day is ridiculous. Why haven't you blocked them? --99.128.xxx.xxx

Map, I think that feature is for collectors and such. That way they can still leave a VM. It could be helpful if someone accidentally blocked a number as well.

Much easier to just delete the voicemails instead of having to swipe cancel every time they call.

Then again I only get calls from people in my contacts list. Everything else goes straight to VM and I love it! --107.147.xx.xx

I replied a few times now and they aren't appearing. They are trying to pressure you into taking them as we all know. I tell applicants that it takes at least 3 days (due to verifying employment and current LL-believe it or not, some don't respond immediately or at all). If I really can't reach them after 2 days (and they look good on everything else), I will tell the applicant that they may want to give them a heads up that I am calling. I will verify that it is not a friend giving info by altering certain info. For example, change the rent amount, salary, time on the job, what utilities, ask about the pet (that they didn't tell you about). When you send the denial letter, do not answer-either you will get pleading or nastiness. As above, think how they would be if they were your T. --73.230.xxx.xx

My written list of criteria for all applicants includes a line about "cooperative, good attitude, easy and reasonable communication during application process".

This is a minimum standard and I will deny an applicant for any knocks to this criteria during application. You deserve better than this future tenant imo. --68.34.xxx.xxx
