I have a house with one tenant who’s lived there for several years. I suspect he’s got someone else there living with him. I had some work done on the place recently and the contractor told me he’d spoken with “both” of my tenants. Also, I saw a woman I didn’t recognize walking out of the place recently when I was waiting for said contractor to meet me for an estimate. My lease states that unauthorized tenants cannot live at the home until they’ve gone through the application process and been approved, and then, there will be a $500 monthly increase in rent upon approval. I did a reverse people search for the address, and nobody else came up besides the tenant. Any other tricks you you can share to find out if an unauthorized tenant is living at a property? --74.215.xxx.xxx |

The lease states that more tenants can be added as long as I am informed before they move in, and as long as they go through the application process and meet all qualifications. The only time I charge an extra $500 per month is if they do not ask permission first and I find out about it. Then, they must go through the application process AND be approved. If approved, they may stay - but for an additional $500 per month. If they aren’t approved, and they stay anyway, then that’s grounds for eviction for both the tenants. What’s the issue with that? It’s a nice house in a sought-after neighborhood, not a freaking flophouse on Skid Row, and I don’t want it treated as such. --72.49.xxx.xxx |

Here is stupid California, a landlord has a limited amount of time to act after finding out they have "unknown" occupants in their rental. After which, those become permanent legal residents with rights.
I had a long term tenant rent out rooms in a 5 bedroom rental with two convertible dinning/dens. Rooms with closets that act as a 6th and 7th bedroom. This is without my permission or knowledge.
Once I was called up on a repair, I am also a multi-licensed contractor, I noticed these extra rooms had beds with persons unknown to me -- with pets. The family had grown to include people of different race, color and languages.
So I had my attorney write a letter to my tenants, sent certified mail and also served by a licensed process server. The letter said, "You have unauthorized persons living in the property and never gained written permission as a requirement of our lease. You have to removed all unknown persons immediately, or will be evicted".
My tenant contacted the City Housing Department and the two laughed in my face, I can not evict anyone during the Pandemic, which was declared over back in April 2024.
I was ordered by Housing I could not evict. I went forward with an eviction that was thrown out of court a few weeks ago. Then Housing said my property was overcrowd by residents, as per square feet/bedroom. Not enough bathroom for 20 people.
So I laughed in the Housing Department Face and the City Attorney. They would no allow me to administer, manage or evict. SO it's now their problem.
In the mean time an arrest order was issued saying I had not showed up to court. They used the rental address as the place of service. Speaking with a judge that I praised in the past for being fair, he always follow the laws, right or wrong. When he saw I was served at the rental home in Woodland Hills, while I list my Home(s) in other Cities, it was obvious this was no oversight. The arrest order was removed and this Judge ordered all tenants to be removed, ASAP by the Sheriff. For Housing, Free Legal Aid and the City to play games in his court, not happening. On another case is his court, its been 14 months I still have not gotten an eviction order...

The premises will be occupied ONLY by Tenant and other authorized occupants/animals, listed below.

Visiting or shared-custody children, stepchildren, and other anticipated frequent overnight occupants must have been listed on the application, and listed on this Agreement as authorized occupants. The maximum number of occupants in this rental unit is _4_ humans and _2_ animals.
Visitors staying more than 14 days and/or nights in any 365-day period without management's written consent shall constitute a breach of this agreement. Visitors must abide by all policies.
Tenant may not assign this agreement or sublet any portion of the premises without prior written consent by Management. This includes services such as Airbnb, VRBO, Couchsurfing, and the like.
New occupants, spouses, or roommates must complete a written application and be approved before occupying the premises. If the applicant is approved as a Tenant, rent will be increased by $100/month, per additional person, (Up to the maximum occupancy limit of the residence).
If Landlord has reason to believe that there is an unauthorized occupant, the burden will be on Tenant to produce proof of this occupant's residency elsewhere.
If such proof is not provided and the unauthorized occupant refuses to submit a completed application when requested, Tenant will be in breach of the Agreement, be subjected to termination of tenancy, and the unauthorized occupant will be subject to arrest for trespassing. Also, a fee of $50 per day, per unauthorized occupant will be due to Landlord from the date of Landlord's request for documentation until such proof is provided or the property is vacated by all occupants and possession returned to Landlord, whichever occurs first.

The demand for proof would have a short deadline, like 48-72 hours.
The proof can be something like a current lease or a current utility bill in their name delivered to another address.
Not a driver's license. People move all the time without updating their license.

I have similar terms in my lease DJ. If I get suspicious they have to prove occupancy elsewhere.

Just when you think you have covered all bases, something else comes up. My first lease, which my attorney helped me to draft over 10 years ago when I bought my first rental, was 2 pages long. As explained earlier, there’s no extra charge if they want to add a tenant, and I give permission, and the tenant passes all of my dackground and credit checks. The extra charge comes into play only if they try to sneak in another tenant. Some people really seem to think I’m running a flophouse and they can move as many people in as they like, whenever they like. I try to convey up front that that’s NOT the case. --72.49.xxx.xxx |

Jason, I recently had a problem with mail getting soaked at a place.
Mailbox looked fine. I think it was the mail guy not closing the door. But to be sure that the mail is not getting saturated I removed it all and checked each envelope for moisture.
I like being thorough. I don't want people to get their mail ruined.
Now while I was checking for moisture I also made sure the mail was in the correct box as some of the new drivers dump it all in the wrong place. --107.147.xx.xx |
