"Just Cause" eviction legislation has been around awhile in NJ. I need to have some experiences (aka horror stories) to share with my local LL group as they are getting ready to hoist "Good Cause" (same as "Just Cause) legislation in upstate communities.

We plan to appear at the first (ultra BLUE upstate city) public hearing and also a presentation at our local LL group shortly before then.

Too many to mention, sadly.

You try to be nice and human garbage takes it as weak. Thousands in damages,multiple dumpsters of trash, dead cars left, unbelievable filth, lost rent and more. Threats on your life, your family and kids, your pets poisoned and shot.

Tenants should have to post performance bonds of at least $10,000 and if in states that are strong in the tenants favor, at least $40,000. Just look at the losses Robert J has told about in Calif and also some in New York or Jersey or Illinois.

It is really important to check any prospective tenant out REALLY good, but even that is no guarantee.

I predict that it will get a lot worse with illegal invaders spreading throughout the country, as well as many of the human trash losing jobs and multiplying. A LOT WORSE. --172.58.xxx.xxx

Ken, This is spreading to Ithaca (no surprise) and Rochester (also no surprise). I'm sure Syracuse will adopt it in no time. Our town has a 12% vacancy rate so no need for GCE (not that it's needed anyway) --64.246.xxx.xx

PA is like an oasis for now given that it's still pretty landlord friendly. But we're surrounded by states that are not. I wonder how long it will be before we're infected. This will create more difficulty as people either get out of the business or tighten screening. --209.122.xx.xxx

GKARL- In the case of NY everytime they pass another law intended to help tenants units come off the market and rents go up.I get calls from landlords who have no idea what they are doing and i get a chance to buy a plase cheap --74.77.xx.xx

What??? LL has to have a real reason to remove tenant? I had three that had to go because they were crazy and destroying the property. So I had to go to court. Took photos of back yard full or scrap, he had set fire to the shed and had an electric cord like a wash line out to the shed. Got lawyer. Went to court. In the hallway lawyer has a convo with tenant and his wife and comes back to me and says that we are not going in front of the judge with this and I am giving them more time. Well I had no more time for them as they were having their teen son live in the basement so new baby could have a room. Not allowed and I had the inspector come and they quick cleaned it up. So I put the building up for sale and they moved in with his parents. Found out lawyer was hit by a car and had head injury so was not functioning well.Second one went into court as tenant female had a basement apt and was refusing to pay and said the water was dirty in her unit but would not let me in with plumber. So judge ordered her to pay the court until the problem was fixed and she did but at next court date she said that her "ceiling was too low". So the judge told her she just lost her apartment and she needed to vacate and so she did. Town had rules about ceiling height which I was not aware of but the unit had been isnpected and licensed. Laws were made later so it was really grandfathered. So the "cause" creates a court action and those can be very slippery with a whole cast of crazy people involved. I have a few problem people that I just said you know you can't be doing that here and I am going to have to evict if you don't leave quietly and they did leave quietly. One I paid to go. Her health failed and she could not clean up after cat. Ruined the whole unit. Thankfully it was small. --173.61.xxx.xxx

Ken, this sort of stuff also caps property values. I'm thinking of rent control specifically. I was reading Jersey City's rent control statute recently and it was completely ridiculous. You could only raise rents if you did a certain amount of improvements and the statute mandated the maximum return you were allowed. I have a client selling a six unit there. The place would easily go for at least 50% more without rent control but because of it, he can only sell for so much. Same thing applies in New York City.

GKARL- i understand what you are saying and i agree anything other than free market is terrible.But in the short term i am benefitting because of small time uneducated landlords wanting out so badly they will make a deal with me.I also like single families and often these new rules and laws dont apply to single families --74.77.xx.xx
