I'd suggest looking for a flat-rate broker in your area. For several hundred dollars, you'll get on the MLS and get a lot more eyeballs on your property without paying the listing agent's 3%.

Is there some reason you want to do FSBO? Seems like you're really limiting your buyer pool.

My discount broker charged me $199 to list the property on the MLS. I'm paying a 2.5% commission to the buyer's broker thus cutting transaction fees by half. Like Robin said, FSBO without an MLS listing limits the buyer pool. I have a friend of mine who's been attempting to do that and the property's been on the market for months unsold.

Listing agents don't have to do as much if the Seller is savvy except get it on the MLS. But Buyer's Agent bring the money, so paying the Buyer's fees would be worth it to me if I was selling.

But my Selling Agent in VA went so far above and beyond, I should have paid her MORE of a commission, seriously.

Really depends on the expertise you can find. I want someone who's been doing it awhile and making a living at it, not a weekend warrior where every sale is their first all over again.
