This unit is in a C class area. Would you install an above the range microwave or let the tenants get their own countertop unit? The unit is set up with a electrical outlet for the microwave. Without it, I'd have to install a ductless range exhaust but there are none that plug in. I'm guessing my electrician can just wire them into the outlet. My thought is to do the latter as the microwave are a potential maintenance item and won't generate additional rent. What are your thoughts? --172.58.xxx.xxx |

For a c, I would just put in a hood fan because tenants are rough on them. I just pulled out my last one and replaced it with a hood. You’d just need to fish a wire into the bottom of the outlet, or have your electrician install a cord and plug on the fan using the top knockout. --73.147.xxx.xx |

Installing a microwave above a stove is poor place to install a microwave where heat from the stove will cause the microwave to fail. A gas stove puts out more heat than a electric stove. Better to build a enclosure than have a dedicated outlet where nothing else on that outlet as a microwave draws significant current where in house the dishwasher and microwave were on same circuit where when used together would trip circuit breaker. Now there is two 20 amp circuits so no longer a problem. Like everything else a fad then things change where a microwave enclosure is the best option. Sometimes can buy a working cheap microwave at the Habitat for Humanity restore for lot less where if breaks can use for scrap metal. Often the cost of replacing a magnetron maybe more expensive then a new cheap microwave at WM. --207.236.xxx.xxx |

I kept saying that I would pull the microwave in the duplex. I have replaced it three times since buying the place 10/04. I still haven't pulled it out. Newest tenants take care of the place and their kid is still too short to reach it.
Only have one other built in at a rental. I pulled the range hood and installed the microwave when my oldest moved in there. Gave her more counter space. I planned to pull it before I completed the rehab but didn't do it before the new tenants came over and saw it.
I did put an exemption in the lease for the microwave. If it goes out I will replace with a range hood or they can have it replaced with another microwave.
At least I have removed all the garbage disposals. That has saved me a lot of hassle and money over the years. --107.147.xx.xx |

I'm 5'4", which happens to be the average height of the average American woman. I wouldn't even put a microwave over my OWN stovetop ever again. I once sloshed hot liquid getting a dish out of the over -the-stove microwave that we used to have. Fortunately, I was always wary when removing things from the microwave, so I didn't get burned, but that made me dead set against them. Kids like to microwave a snack when they get home from school. Let it be the tenant's microwave, placed on a counter-top, or a low shelf over a counter-top, lower than where the microwave would be over the stove.

I Bought a range hood at the Habitat for Humanity restore which was in box where probably never installed. It was a 24” where centred then connected up to exhaust pipe going outside. For a gas stove will require a better quality range hood as the heat from a gas stove is lot higher than electric stove. If all burners were hot the fan blade would fall off. Builders line is builders who want cheap then never worry about. A good range hood will two fans where much better output. --207.236.xxx.xxx |

I put them I the one bedrooms because of lack of counter space. Recently one broke a handle and something else was broken on another. Tenant that broke the handle replaced it through their security deposit. They also never called about a hot water heater leak until they texted they were half moved out and I should look at a plumbing leak. I had no mercy since 50% of unit was flooded from a slow leak (but that’s another story). --73.159.xxx.xx |

Over the range microwave in a rental? No way!
Dangerous as busy explained AND very expensive.
One metal item, foil, spoon, etc can kill a microwave in seconds by exploding the glass into the kitchen.
Also, some dishware overheats hotter than the food, and plastic melts.
If they want a microwave they can buy one at Wally World for $65 and put it anywhere they want -countertop, cart, table...
I don't include a microwave in our appliance rental program for all these reasons.

I was building 10 Town Houses with all first floor kitchens. Since the City was "stupid" I got the okay to do my own plans, designs and the work.
I had over "the free standing stove/ovens" a Microwave with a built in Hood. The Microwave had 3 ways to vent it.
1) use a pair of thin charcoal filters that took in dirty stinky air and run the air thru the filters and blow the cleaner filtered air outwards into the kitchen thru slots above the microwave between it and the top cabinets. These filters only lasted 30 days if someone cooked often.
2) Vent the upwards into the cabinet above the microwave (either round or rectangle ducting),
3) OR thru the rear of the microwave, in a rectangular venting.
What I did is run the microwave vent thru the cabinet above it and build a Soffit from above the stove to the outside wall, some 10 to 12 feet only. In that soffit the Microwave exhaust to the outside wall. I also used some of the space to run extra wiring to the master bedroom and bathroom. --47.155.xx.x |
